With respect to the above -referenced performance bond in the amount of $42,814.38, for
the Shoreshire 7 -lot Plat, all interested City departments have inspected the site and all
improvements have been completed.
A section of extruded curb was installed within the 243rd Pl SW right-of-way, which is
inconsistent with City standards and the approved civil construction plans. The City has
agreed to allow this curb section to remain in place with the posting of a $3600
performance bond to be held for a period of 5 -years. Should the curb fail within this time
period, Ardsley Homes will be responsible for removing the extruded curb in its entirety
and replacing it with concrete vertical curb and gutter per City standards. A rider to Bond
No. 0653781 was provided to the City on July 27, 2015 acknowledging $3600 will be held
for a total duration of 5 -years.
In addition, a maintenance bond has been posted in the amount of $6422.16. This
maintenance bond along with the maintenance bond posted on July 31, 2014 in the amount
of $56,857.24, represents 15% of the improvement cost for all required site improvements.
Both maintenance bonds will be held for a period of two -years from the date of acceptance
and will provide security for the obligation of Ardsley Homes LLC to repair or replace any
improvement which proves defective within this two-year period.
The City of Edmonds hereby authorizes a partial release of the site development
performance bond number 0653781 in the amount of $39,214.38. A balance of $3600 will
remain for a period of 5 -years.
