Below is a list of the comment response documents addressing your comments and requests: Planning Comments: 1) The site plan shows a concrete patio off north but the building plans show a deck off the north and a concrete patio off the west. Please verify and revise the site plan and building plans as appropriate. The site plan and building plans have been revised to match both the concrete patio and deck off the north side of the building. 2) If there is a deck off the north, please update the structural lot coverage calculations on the site plan to include the extra area. The site plan lot coverage calculations have been revised to include an upper level deck off the north side of the building; see Sht. 1 of 2. Engineering Comments: ***The building permit for the single family residence cannot be issued until the proposed impervious area is consistent with the allowable impervious area as shown on the recorded short plat document. *** Okay; a revision to the recorded short plat documents are being processed. GENERAL 1) Revise the plans to be consistent with the asbuiit draNvinos for the short plat. A revision of the allowable impervious areas on the recorded Murata short plat documents and a revision to the native vegetation plan are being processed to match the proposed site development plan. The existing utilities shown on the site development plan are to the best of our knowledge the correct existing locations. EROSION CONTROL 1) Show all trees on the plans. Existing trees have been added to the plans; see Sht. 1 of 2. 2) Show tree protection at the drip line of the trees. Tree protection orange filter fabric fence, clearing limits, and tree protection measure notes have been added; see Sht. 1 of 2. Please break out the impervious surfaces such that the calculations show the square footage of the access road and the impervious areas that are going to the detention system and the square footage of the impervious area going to the infiltration system. A breakdown of the impervious surfaces allocated to the storm detention tank system and the infiltration system has been added to the plans; see Sht. 1 of 2. 2) Protide documentation from the Engineer or Geotechnical Engineer that states that the overflowfrom the trench will not cause flooding or erosion problems for the downstream properties. See attached engineering memo addressing the infiltration overflow system. 3) Clearly show which portions of the house (roof line) will discharge to the detention system and which will discharge to the infiltration system. I understand that it is shown on the plans, but I would like it clearly labeled so there is no confitsion when inspected. A delineation of the house roof areas to discharge to the infiltration trench and to the detention tank system have been clearly labeled on the plans; see Sht. 1 of 2. 4) Show the observation well for the infiltration system. An observation well for the infiltration system has been added; see Sht. 1 of 2, 5) The plans show a storm stub through the driveway, but not connected to anything. Please show where the pipe will connect, if existing and not to be used, show the line cut and capped, or remove if added in error. Existing storm stub will not be used and will be removed. Notes to cut and capped existing storm line have been added to the plans; see Sht. 1 of 2. 6) Show the invert elevations for the storm stub. Storm invert elevations for the storm stub has been added; see Sht. 1 of 2. 7) Show the invert elevations at the house so that pipe slope and coverage can be verified. NVATER 1) It appears that afire sprinkler system is required for this property. a. Please add a note that a 1" meter is to be installed or has been installed. Existing 1" water meter call -out added; see Sht. 1 of 2. b. Please show a 1-1I2" line to be installed or note that it has been installed (as required for a combination fire and domestic service line). From my understanding there are times when the fire sprinkler designer may design a system that allows for a 1" line. Each system will be reviewed for approval from the Fire District. If approved engineering would be OK with a 1" setl�ice. Existing 1-'/z" water service line call -out added; see Sht. 1 of 2. c. Please label the pipe material and note tracer wire to be installed on the water service line. Water pipe with tracer wire call -out has been added, 1- %" PE (200 PSI); see Sht. 1 of 2.
