Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. On the Residential Building Permit Application Form A: 1.Mechanical/Fuel Gas – Clarify the difference in the proposed method of providing comfort heat and that required per the selected Washington State Energy Code (WSEC) Table R406.2 option ‘3a’ indicated on sheet ‘A1’ and the submitted WSEC ‘Prescriptive Energy Code Compliance for All Climates in Washington’ form. The building permit drawings shall specify the option being selected and shall specify the heating equipment type and the minimum equipment efficiency of the desired method per WSEC Table 406.2. On sheet A3: 2.Foundation Plan a.Provide on the plans a callout for ‘Detail 3’ on sheet G1 for the continuous footings/foundations to guide proper review, construction, and inspection. b.Indicate on the plans the minimum required ‘widened’ footing to support the loads below the converging ends of the girder truss over the ‘Guest Room’ and beam ‘GB- 1’ – 5-1/8x15 GLB. The ‘typical’ footing appears to be undersized for the loads anticipated by the represented construction. c.Clarify the callout for the 36x36x8 ‘widened’ footing to support the loads below the converging ends of beam ‘GB-1’ – 5-1/8x15 GLB - and beam ‘GB-2’ – 5-1/8x24 GLB (identified on the plans as ‘GB-1’ also). It appears to be undersized for the loads noted in the provided structural calculations. 3.Holdown Schedule – Indicate on the plans the required anchorage for holdown ‘T-5’ – HD5B – to resist the overturning loads noted in the provided structural calculations. On sheet A4: 4.Main Floor Plan a.Clarify the difference in the ‘T-3’ holdowns – MSTA36 - specified at each end of the ‘P1-6’ shear walls along wall line ‘A’ and of that called out at those locations on sheet ‘A3’. The elevations/anticipated construction do not appear to facilitate the proposed installation- see also the review note below. b.Clarify the callout for the ‘T-3’ – MSTA36 – straps to be used to transfer the overturning loads through the floor diaphragm at each end of the ‘P1-6’ shear walls along wall line ‘A’ – north walls of the ‘Pantry’, ‘Kitchen’, ‘Dining Room’, and the ‘Great Room’. Due to the 12 inch deep floor joists, the effective lengths at each end of the straps and number of nails within them do not appear capable of achieving the loads indicated in the provided calculations – see also the review note above. c.Indicate on the plans the minimum required beam to support the loads over the window in the north wall of the ‘Dining Room’. The ‘typical’ 4x10 DF #2 appears to be over spanned and fails in bending. d.Provide on the plans a detail, and a reference to it, for the required construction to transfer the lateral loads from the upper floor diaphragm to the ‘P1-2’ shear walls along the south wall of the ‘Guest Room’/wall line ‘C’. On sheet A5: 5.Upper Floor Plan a.Clarify on the plans the difference in the indicated location of the proposed furnace and of that noted for the proposed air handler and heat pump on the City of Edmonds ‘Residential Building Permit Application Form A’ – see also review comment ‘1’. b.Clarify the callout for the ‘T-3’ – MSTA36 – straps to be used to transfer the overturning loads through the floor diaphragm at each end of the ‘P1-6’ shear walls along wall line ‘2’ – west walls of the ‘Master Bedroom’ and the ‘Bonus Room’. Due to the 18 inch deep floor trusses, the effective lengths at each end of the straps and number of nails within them do not appear capable of achieving the loads indicated in the provided calculations. A longer strap at the south end of the north- most shear wall and at each end of the south-most shear wall may require a strap intended for connection to a beam below. c.Clarify the callout for the ‘T-3’ – MSTA36 – straps to be used to transfer the overturning loads through the floor diaphragm at each end of the ‘P1-6’ shear walls along wall line ‘B’ – south walls of the ‘Laundry’ and ‘Bedroom Three’. Due to the 18 inch deep floor trusses, the effective lengths at each end of the straps and number of nails within them do not appear capable of achieving the loads indicated in the provided calculations. A longer strap at the west end of the west-most shear wall may require a strap intended for connection to a beam below. Page 2 of 2
