During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet 3 1.The Residential Construction Energy Compliance table indicates Option 1a will be employed to satisfy the 0.5 credit required per WSEC Table 406.2. This option requires that any new windows installed have a U-value = 0.28 or better. The window schedule below indicates new windows to have a U-value of 0.29. Please clarify. Sheet 4 2.It is apparent that the fan within the Master Bath is intended to have a capacity of 70 cfm, however it looks like a 10 cfm capacity is indicated. Please review and revise as needed. 3.It is indicated on the plans that the window along the north elevation, east of the fireplace is a new opening, thus eliminating shearwall length. Please clarify how the resulting proposed configuration complies with the IRC prescriptive method of design, or provide lateral engineering calculations. Sheet 6 4.Similar to item #1 above, the proposed path of compliance to WSEC Table 406.2 requires that any new floor assemblies be insulated to R-38, where insulation is required. Detail 1 indicates that the floor insulation is to be R-30. Please clarify.
