During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be found
on the plans, and submit revised plans/documents to a permit coordinator in the Development Services
Department. Thank you.
Sheet A-1.1
1.Energy credit Option 5a “Efficient Water Heating” is specified on sheet A-1.1 and the energy code
compliance form. Please show the location of the tankless water heater on the plans, and indicate the
requirement for low flow faucets to show compliance with the selected option. (Showerhead and
kitchen sinks max. 1.75 GPM; lav faucets max. 1.0 GPM.) WSEC 406.2 Please be aware that
tankless water heaters typically require larger gas piping, and sizing calculations are recommended
for the whole system.
Sheet A-2.1
2.In the Foundation Vent Calcs, provide a minimum venting of 1/300 (or 2.52sf) per IRC R408.2.
Please revise the notes as needed.
3.Indicate egress windows in the new master bedroom, the new first floor bedroom and the 2 existing
bedrooms receiving new windows. They must all meet the minimum dimensions required by IRC
R310.
4.Indicate the type of heat system in the existing house as well as the new addition. There must be at
least one thermostat in each dwelling unit to regulate the temperature. WSEC 403.1.1.
5.Provide a handrail on one side of the stairs complying with IRC R311.7.8.

6.Indicate whether or not Alternate 1 of the Upper Floor Plan will be used. The design is compliant
either way, but the additional square footage will impact the building permit fee.

7.Show exhaust fans (min. 50cfm) in the master bath and both laundry rooms. IRC R1507.4
8.A whole house exhaust system is required for the entire house. Please indicate the type of system (per
R1507.3) and the location and cfm of the fan, as well as the source of the outdoor air inlets. R102.7.1
Sheet S-2.2
9.On page L2.6 of the structural calcs, there appears to be a P1-6 shearwall and HDU2-SDS2.5 on Line
3, but these are not shown on the plans. Please revise the plans as needed.
General
10.Please provide a construction valuation of the remodel portion of the project, not including the
addition. This is for proper calculation of building permit fees.
