During the 2nd review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are still needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Note the original comments can be found below in italics. 1.It appears that the sun room is now going to be included within the building envelope. Therefore, it should be considered an addition and must comply with the Washington State Energy Code: a.Please specify the path of compliance to satisfy the requirements in section 406, 2 specifically Table 406.2. Adding up to 750 ft requires that 0.5 energy credit be earned. A response to this item could not be found. Please provide the path of compliance to the above referenced energy code provision. b.The minimum allowable insulation values for new framing are as follows: Roof R-49 (R-38 at vaulted rafters) Walls R-21 Note that those values could change depending on the path of compliance to 1a. OK 2.Sheet 5 shows 2x10 rafters supporting the roof, but sheet 7 shows 4x4 framing. Please clarify. OK 3.Please specify the connections between the 2x10 “ridge board” (ledger) and the existing house. It is still unclear how the roof/existing house interface is to be framed. Please provide details to clarify what this is intended to look like. As shown, it appears that a 2x10 carries half of the addition roof, but it is not clear how that 2x10 is supported, what the span is and how the load is carried to the foundation. 4.Specify the fasteners and spacing to be used for the sheeting on the walls and roof. OK 5.Specify the anchor bolts and spacing to be used to connect the mud sill to the foundation. The bolt diameter and length was specified but still no spacing was provided. Please provide the anchor bolt spacing. Page 2 of 2
