During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm. The Permit Center is closed on Wednesdays. On the Washington State Energy Code Commercial Provisions – Lighting Compliance Forms 3.Provide as part of a complete submittal Washington State Energy Code (WSEC) Lighting Compliance Forms reflecting the requirements of the currently adopted 2012 code. It does not appear to meet the requirement for van parking spaces per IBC 1106.5/ICC A117.1-2009 502.2. On sheet A-4 – Proposed Floor Plan 7.Proposed Floor Framing Plan a.Clarify the notes “(4) BARBARA STATIONS” to guide proper review of the proposed work. b.Indicate on the plans the required door hardware that has a shape that is easy to grasp with one hand and does not require tight grasping, pinching, or twisting of the wrist to operate per IBC 1008.1.9.2/ICC A117.1-2009 404.2.6. On sheet A-5 – Ceiling Framing Plan 8.Ceiling Framing Plan a.Clarify the proposed installation of ‘diagonal uprights @ 4’-0” o/c’. With the 2x6 rafters spaced 24” on-center as specified on sheet ‘A-7’ – Building Section – those without the ‘diagonal uprights’ appear to be over spanned, fail in bending, and deflect beyond that allowable per IBC Table 1604.3. b.Clarify the proposed installation of 2x6 HF #2 ceiling joists at 16” on-center. It does not appear to result in the roof framing construction per IBC 2308.10.4. Page 2 of 3 On sheet A-6 – Equipment Lay-Out Plan, Accessible Ramp & Parking Lay-Out 9.Proposed Equipment-Accessible Ramp & Accessible Parking Lay-Out a.Indicate on the plans the proposed shelving/racks (including height(s)) to be installed in the ‘Storage’ areas per the City of Edmonds ‘Tenant Improvement Permit Submittal Requirements’. b.Provide ‘cut-sheets’ for the proposed plumbing fixtures to be installed. Of particular concern for use in a beauty shop is the required backflow prevention for faucets and fixture fittings with hose connected outlets per UPC 417.4 and the maintenance of the plumbing fixture traps per UPC 1003/1004. c.Indicate on the plans the required accessible service counter or portion of the counter per IBC 1103/ICC A117.1-2009 section 904. d.Clarify on the plans the indicated width of the accessible parking space. It does not appear to meet the requirement for van parking spaces per IBC 1106.5/ICC A117.1- 2009 502.2. On sheet A-7 – Building Sections 10.Building Section – Clarify the difference in the proposed wall insulation to be installed and of that required per WSEC Table C402.2. On sheet E-1 – Elevations 11.Lighting Floor Framing Plan – Indicate on the plans the proposed method of providing the required minimum ventilation rates for the proposed use per IMC Table 403.3.
