2016-0242 Bodal (Chermak-CG).pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: April 18, 2016 TO: Chermak Construction Dana Chermak dana@chermak.com FROM: Andrew Gahan, Plans Examiner RE: Plan Check: BLD2016-0243 Project: Bodal Addition/Remodel Project Address: 16905 Talbot Road During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. General Comments 1.The application indicates that 2 water closets are to be installed, but only one new water closet could be found on the plans. Please clarify. 2.Similarly, the sink count could not be reconciled with 4 on the application but only 3 found on the plans. 3.Identify on the plans how the requirements regarding whole-house ventilation will be satisfied per IRC M1507.3. 4.The application indicates the presence of a gas furnace in the basement, and a heat pump at the NW exterior of the home. Are these new pieces of equipment? If so, is the path of compliance to the Washington State Energy Code (WSEC) section R406? In any case, please indicate on the plans how the requirements of Section R406 will be satisfied. Specify which option(s) from Table R406.2 will be utilized to achieve the required credits. Sheet A-4 5.Please show the smoke detectors throughout the house as required per IRC R315, i.e. within each sleeping room and outside of and in the vicinity of the sleeping room area(s). Note all of the smoke detectors within the residence must be hard-wired and interconnected. 6.In the same area, there is a note indicating the existing 2x8 deck is to be used for the kitchen floor. However, detail 9/S5.1 shows that the floor joists are to be replaced and ¾” plywood decking is indicated. Please revise. 7.Detail 2/A-4 appears to have the proper information for insulating the slab per WSEC Table R402.1.1. Please reference the detail with a detail bug in an appropriate location indicating a ‘typical’ condition to help guide proper inspection. Sheet A-5 8.Similar to Item #5 above, please show the smoke detectors throughout the house as required per IRC R315, i.e. within each sleeping room and outside of and in the vicinity of the sleeping room area(s). Note all of the smoke detectors within the residence must be hard- wired and interconnected. 9.Please indicate on the plans and in the window schedule that window W03 in the New Bedroom is to meet the emergency escape and rescue requirements of IRC R310.1. Sheet A-6 10.Per WSEC Table R402.1.1, insulation is required to have an R-49 rating in ceilings (R-38 if vaulted), and R-30 within floor assemblies. Please verify these requirements are labeled correctly. Page 2 of 2
