Dear Mr. Leif Bjorback:
The following are our responses to your plan review comment on your email of Augustl3,
2015. All revision made on plan are clouded.
#1. Whole house ventilation.
Existing house built on 1984 without whole house ventilation system. Since the
new addition is separated with existing building exterior structural wall, we added (2)
exhaust fan to interlock with existing house furnace return air system by adding fresh air
duct connect to close by exterior wall weather protected fresh air intake opening.
Please review on sheet A02 floor plan and note of clouded area.
#2. Smoke alarm:
Added on revised plan. See sheet A02 floor plan clouded area.
#3. Hard wired carbon monoxides detector/alarm.
Added, see plan sheet A02, floor plan, clouded area.
#4. 3'x3' Landing on garage side door.
Showed on plan. sheet A02 floor plan.
#5. Crawl space ventilation.
Class -I vapor retarder shown on plan sheet A08, typ. detail P.
Please review the revised notes and calculation on sheet A04. Provided (4)
standard 8x16 foundation vent, net vent area is 2.8 sf, more than required 2.1 sf.
#6. Structural general note of referenced code as IBC 2003.
Revised to reference as IRC 2012. Sheet A05. My overlook.
#7 & #8, New hobby room north and east shear wall.
Actually, there is no need to using those two walls as shear wall. The side force
can be transferred through roof diaphragm to all other shear wall. My purpose is only to
have those two walls stronger. Sine it is not comply with code as shear wall, I removed
the mark on plan to not use those two walls as shear wall.
#9. Wall panels at the front of the garage.

Revised plan to use Portal Frame Method on each side of garage door opening.
Typ. detail provide on plan sheet A07 -R according to proposed garage door opening and
foundation plan. Please refer to section L, and H for all related details dimensions.
All hardware for portal frame wall is use Simpson hardware for easier for
contractor to purchase.
