Attn: Jennifer Lambert Dear Reviewer; 26th April 2016 This letter is written in response to the Engineering Plan Review Comments dated April 8th 2016 for the above noted project. The comments are numbered as noted in your letter. I would have preferred to have meet with you to discuss several of the comments but your response to my Emails was that you to busy to do so. SITE PLAN (1 of 3) All revision made to all other sheets are note on sheet 1. GRADING & RESC PLAN ( 2 OF 3 ) 1. Note # 5 was added to require filter socks per Detail E 1.3,. 2. I recently inspected the site and there is only one significant tree adjacent to the lots and on the lot which may be saved. Note # 6 was added to protect the trees. 3. a & b The filter fabric fencing location was revised to protect the trenches. A second sentence was added to note # 1 to clarify stockpiling. GENERAL 1. The leader for note # 5 was added. WATER 1. a. The meter size was revised to 3/4 inch. See note # 8. RMS Eng needn „ 21101 80t:h Ave W B Edi -ponds, WA 98026 b. The service line from the meter will remain 1.5 inch. Any smaller size could reduce the pressure in the house significantly because it in a long service line with headloss. c. The pipe material is labeled in note #14. 2.a. The new water meter was relocated at the edge of the 220th street SW R/W. 2.b. Note # 10 has been revised. 3. Note # 15 was added to address the restoration requirements. SEWER 1. The inserts -tee requirement shown in note # 16. 2 & 2. See notes # 17 and 18 for pipe size and clean out requirements. 3. The 20% slope requirement is shown in note # 18. STORM 1. Enclosed are the revised calculations resizing trench A and B using a 0.50 in/hr infiltration rate of a loamy sand. I had a meeting with the soils testing engineer regarding the sieve analysis and he informed me that the testing material was not saved and therefore could not be tested for silt and clays. However he did state that a typical line could be drawn as shown in my attachments which would note the percentages of sand and clay. Attached are Textural Triangle U.S.D.A. diagrams for both SL -1 &2 using the extrapolated curves which classify both soil as a Loamy Sand. 2. The overflow path for Trench A is a 4 -inch pipe from CB# 1 to CB # 2. If both trenches are full the overflow path from CB # 2 is out the top of the grate down the paved driveway into the easement road. The system will only overflow when both trenches are full which I do not expect to happen except of rare occasions when there flooding through out the city. 3. A cross section detail is shown on the new sheet 4 with bottom trench elevations. 4. The pipe cover from CB# 2 to trench B is over 2.0 feet deep. 5. The invert elevations have been revised on sheet 3. 6. No drainage from the retaining walls are noted. The existing soils are quite permeable and the wall are not over 3 feet in height which will not produce much drainage. RMS I, n&eerring 21101 80th Ave W # B Edii norrndsp WA 98026 7. The 4 -inch drain is a footing drain from the outside of the footing. This drain may not be needed if the excavation reveals a sandy dry soil as I anticipate. However if needed a small drywell (0.5 cu yds.) has been specified. Note # 20 was added to specify a drywell be placed at the property line for a footing drain outlet. 8. The word row has been revised to "berm" for clarification. DRY UTILITIES 1. A note # 19 on sheet 3 has been added noting all utilities shall be underground. 2.a &b. The underground power and telephone are noted a line with a "P" and a "T" and are shown in the legend. The existing gas line is shown in the easement road and a proposed gas line is shown along the west property line. Three copies all 4 sheets of the plans are attached along with the revised calculations.
