During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General Note: 1.Provide on the plans as part of a complete permit application submittal per the City of Edmonds ‘Tenant Improvement Permit Submittal Requirements’ the following information: Specify the type of building construction per International Building Code (IBC) 602. · Specify the occupancy group of the proposed space and that of the adjacent · spaces/tenants per IBC 302.1. Note if the building/tenant space is provided with an automatic fire sprinkler system · and or fire alarm system Note the total square footage of the tenant space, of the smaller areas within the · space, and the number of employees Label the use of all areas, rooms, and spaces · Provide occupant load calculations using IBC Table 1004.1.2 as applicable for each · of the function areas within the tenant space Provide a detail specifying the proposed wall construction, including the materials to · be used, the minimum attachment at the bottom and the top of the wall(s), and bracing (if required) Indicate the type of proposed seating (fixed or moveable tables and chairs) and · which will meet the accessibility requirements of IBC 1108.2.9.1 and ICC A117.1- 2009 section 902.1. Provide a copy of the Snohomish County Health District review/approval letter. · On sheet 1 – Floor Plans: 2.Indicate on the plans the proposed work to be done to meet the accessible route requirements of IBC 3411.7. The cost of providing the accessible route is not required to exceed 20% of the total project cost. Relocating the lavatory to an area outside of the required water closet clearance width per ICC A117.1-2009 section 604.3.1 and adding grab bars per ICC A117.1-2009 section 609 could be done to meet the requirement. 3.Indicate on the plans the portion of the counter meeting the requirements or ICC A117.1- 2009 section 904.3. 4.Indicate on the plans the minimum required beam to support the loads over the proposed door in the south exterior wall to guide proper review, construction, and inspection.
