Pike St. Seattle WA 98122 (206) 763-8496 During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the `clouded' or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. General Comments 1. Please indicate on the plans the path of compliance to the Washington State Energy Code (WSEQ regarding the energy credits required for an addition of this size per Table 406.2. - Please see the updated sheet 2 2. The renovations to the existing structure are extensive, affecting both lateral and vertical load resisting elements. The City will require that the plans be structurally verified and stamped by a registered design professional. Calculations supporting the design and stamped by a registered design professional will also be required. - Please see attached Structural calculations and S1 & S2, dated 6/15/2016 Sheet 1 3. It appears that the Tax Parcel# listed on the plans differs from records provided online by the Snohomish County Assessor's Office. Please verify and revise. 4. On the site plan, please distinguish the extents of the proposed project from existing areas with no proposed changes, as was done on Sheet 2. - Site info. has been corrected on sheet 1 Sheet 3 5. The second floor framing plan is confusing as shown. It appears to show some walls below the framing and some walls above the fraining. Please revise the plans for consistency with the normal convention where the 2`1 floor framing plan is drawn with the I" floor plan, and the roof framing plan is drawn with the 2"� floor plan. - Please see the revised sheet 2 6. Please provide a roof framing plan to include how the roof will be supported in the area where the exterior wall is to be removed. 7. Please identify what the new space will be used as. Are these just bedroom enlargements? 8. Please clarify how the fireplace bump out will be framed. 9. Show all openings (windows/doors) to be framed into the .new walls in their desired locations. - Please see the revised sheet 2, addressing the comments 6-9 10. Per the WSEC Table 402.1.1, the minimum insulation required in the ceiling is R-49. Please revise the note on Detail 4. 11. Please provide the method of achieving the fire separation required at floor ceiling assemblies between the garage below and living space above. - Please see the revised sheet 2, addressing the comments 10-11 on the section. Again, this is not a complete review due to the incomplete nature of the plan set. A full review will be completed upon receipt of a resubmitted full plan set.
