Barker Landscape Architects Written Response to City of Edmonds Civil Plan Review Comments DATE: 6.28.16 TO: Jeanie McConnell, Engineering Program Manager Patrick Doherty Patrigk.dohgrt,)d(j!rens ®baa FROM: John Barker LO gaJdackcri Peter Cromwell pa t q r@ba-H<g l or°I RE: Application #: bId20160728 Project: City of Edmonds Plaza and Restroom Project Address: 121– 5" Ave N It was requested on the comments provided by the Engineering Division that Barker Landscape Architects provide either redlined plans or submit three (3) sets of revised plans/documents with a written response to each of the comments. This document is our written response to each comment. Please direct any questions for clarification on this document to both John Barker and Peter Cromwell. GENERAL 1. This note has been added to all of the relevant plan sheets. 2. Thank you for this information. We have contacted PUD and started this process, per your recommendations. Mw 0 1. We have added this detail reference per your request. 2. Since they are not required, we have removed all of the straw wattles surrounding the catch basins. 3. A note has been added to the sheet indicating that the contractor must use straw wattles to prevent silt laden runoff from excavation from crossing the parking lot, leaving the site, or entering the stormwater system at all times. 4. We have amended the note to clarify that staging should happen within the site, in the existing parking lot that is not being impacted by construction. 5. A callout has been added to all relevant plans indicating this signage needs to be put up during construction. (Please note that we've added a sheet after L4 -GRADING, DRAINAGE, AND UTILITIES PLAN to show our calculations for impervious surfaces on site. This new plan is called L5 -IMPERVIOUS AREA CALCULATIONS. It will be indicated below where we have responded to a comment on the new L5 sheet.) 1. We are now showing a new water service from the existing main line to the property line with a new meter installed. 2. We have added a new DVCA immediately after the split in the new water line. This occurs in the south-eastern end of the northern bed. 3. This information was forwarded via email to Jeanie McConnell on 6/27/16 for approval. 4. The new sanitary pipe material has been indicated on the plan as SDR 35 gasketed PVC. An invert elevation has been added to all of the cleanout locations. Per your request these cleanouts have been moved to the property line and within 2ft of the outside of the new CXT restroom building. 5. The plan now calls out City of Edmonds detail E6.4 at each cleanout and references the detail on newly added sheet 1_11 -DETAILS. 6. The plan now calls out City of Edmonds detail E6.4 at the side sewer line and references the detail on newly added sheet 1 -11 -DETAILS. 7. These calculations have been added to newly created sheet L5- IMPERVIOUS AREA CALCULATIONS. 8. We have refilled out the surface areas/site classification sheet to correct the previous misrepresentations. The new sheet is included in this submittal. D,E,F: In response to your comments about the needs for pervious surface and stormwater mitigation we have changed the design to fit within the existing stormwater plan. There are no longer any LID facilities on site. As well, we have reduced the amount of impervious surface by leaving one (1) of the existing landscape islands on the north end of the site. The calculations and plan graphic on sheet L5- IMPERVIOUS AREA CALCULATIONS show the total proposed impervious surface, demonstrating that we are working within the parameters of the existing stormwater plan. Pervious pavers are no longer being proposed for the site. 9. The new utility pole location is being shown in its approximate location. This is subject to shift as we work more with PUD. LH ET L6 -SITE PLAN (Please note, because of the addition of a new sheet after sheet L4 -GRADING AND UTILITIES the site plan is now L6 -SITE PLAN.) All utility information has been removed from sheet L6 -SITE PLAN. All utility information is now located only on sheet 1 -4 -GRADING AND UTILITIES.
