A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet 5 1.Add smoke detector/carbon monoxide detector at main floor per IRC R314-315. 2.Identify the windows adjacent to the French doors from the family room as safety glass per IRC R308.4. 3.Please clarify whether the new storage area is to be heated or not. Sheet 6 4.Please specify which windows within each bedroom will provide emergency egress per IRC R310. 5.The rafters shown in section detail 6 do not match those shown on the framing plans. Additinonally, please specify the inustlation materials to be uwsed to meet the R-38 requirement. Sheet 7 6.It appears from the plans and the engineer’s calculations that the exitinst CMU foundation will be resisting lateral load resulting from the addition. In our local seismic zone, CMU walls are required to have a minimum of #3 vertical bars @ 48” o.c. in fully grouted cells. Additionly the aforementioned vertical steel is required to be tied in to the footing rebar. The drawings specify that only those cells housing anchor bolts or holdowns will be fully grouted. Please verify that those CMU walls experiencing additional lateral load are in conformance.
