Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter.Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General: The Endless Pool Spa Automatic Retractable Security cover (Concealed Track) Supplemental Guide does not indicate that it meet section 305.1 of the 2015 ISPSC.Please indicate on the plans the means to be used to meet the barrier requirements of the 2015 ISPSC section(s) 305.1 and 305.4. It appears that the information provided for the pool cover, doesn’t address the Energy Code requirements. Please indicate/provide the required cover for outdoor heated pools per 2015 ISPSC 303.1.3/ 2015 WSEC R403.10 through 403.10.4.2 on the plans. Please indicate on the plans the requirement for controls to shut off the heater without adjusting the thermostat and a timer to automatically turn off and on heaters and pumps on a preset schedule or a built-in timer to do the same per the 2015 ISPSC 303.1.1 and Washington State Energy Code (2015 WSEC) R403.10.2 Please indicate on the plans that the existing pavers/deck meets the requirements of the slip resistance and slope per section 306 of the 2015 ISPSC. Section 310, Suction Entrapment Avoidance for pools shall be in accordance with APSP7. Please provide/indicate on the plans where this requirement has been achieved for this project. The plans indicate that an electrical heater is being used for this project. Please indicate/ provide the documents to meet section 316 of the 2015 ISPSC (heaters). It appears that there are no handholds for this project. Please indicate the installation and orrequirements to show compliance withsection 323 (Safety) in the 2015 ISPSC. It appears that there is no lighting as per section 321 in the 2015 ISPSC. Please clarify/indicate that the lighting for this project meets this section of the code. The full above ground performance modular swim spa document provided, does not appear to be for this particular project. The information sheet provided states that this is for and application of a fully above ground performance modular swim spa and also states that this is a “preliminary drawing- not finalized”. Please clarify/correct this drawing to reflect the project of the permit application. The online certificate directory document appears to be difficult to read. Please provide a legible document for further review. Plans: Drawing 2 appears to reflect the Engineer of records detail’s, of the placement of the rebar for the pool foundation. Please have the Engineer of record review/stamp and sign this drawing. Upon review of the resubmitted documents, additional comments may be generated. Sincerely, Donovan Akau
