During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed.Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. Unfortunately the building plan review cannot be completed at this time. To complete the review we will need the following items to be addressed: General: It is unclear as to how this structure will be designed to resist lateral forces. Provide a design and calculations by a Washington State licensed engineer addressing the lateral bracing requirements and the connections needed. Another area of concern is the connection of the ledger to the “concrete filled CMU block”. The concern is due to the weight and potential lateral forces of the proposed arbor and its connection to the CMU block wall. The wall has been there for some time and it appears there are stair step cracks and various repairs done to that area of the building in the past. Please have a structural engineer evaluate the CMU block wall and ledger connection for structural integrity and the wall’s ability to hold the load of the arbor. There is a post on the North Elevation page marked as 4x6 and 8x8, please clarify. It appears that a number of the wood posts do not align with the footings below. Please clarify this on the drawings as well as providing a detail for the (existing?) footings. Please include a detail of how the 2x3’s and the 3x3’s are connected to each other. Also include how they connect to the 4x10’s below. A typical detail is acceptable. Please include a general note on the plans indicating all fasteners and hardware are corrosion resistant and designed to be used in an outdoor application Please let me know if you have any questions or concerns.
