BLD20080199, -0203, -0204__________________________________________ General 1. A Traffic Impact Analysis is missing from the submittal. 2. A Traffic Control Plan is missing from the submittal. Please include measures for both the work within th 5 Avenue as well as the alley, and include notification measures for Fire, Aid, Police, and Trash haulers for when work requires closing of the alley. 3. A Separate Fire Connection Permit is required to be applied for and reviewed in conjunction with the civil drawings. 4. A cost estimate is required for all on- and offsite work. The inspection fee will be based on 2.2% of 120% of all improvements, and the required bond will be based on 120% of the approved estimate for the offsite work. Please keep the on- and offsite work separate on the estimate. 5. Drainage Report - Stormwater Engineer’s comment: Show head computation for pump in drainage report in Section 4 of the Drainage Report. Adjust so as not to overpump the 100-year pre-development flow rate. Sheet C0.0, Cover Sheet 1.The Haul Route is missing from the cover sheet. Please remove existing sidewalk, and replace to City specifications. Include a reference to E2.13 on Sheet C5.2. 2.The existing curb is broken and deteriorated and shall be replaced with standard curb & gutter. Please note on plan and include a reference to E2.8 on sheet C5.2. Alley / Access 1. Alley width shall be paved from property line to property line per city specifications. Please note on plan and include a pavement and subgrade detail on Sheet C5.2. 2.The two-way access lanes on Sheet C1.0 from the alley scale at 20’; they shall be 24’, as dimensioned on the architectural site plan Sheet A1.0. 3.The Grading Plan shows the driveway access grade to be at 7%; maximum is 6% for the first 20’ and should also be noted on the civil site plan. Please revise accordingly. 4.Lay sight triangles out at the alley entrance to ensure an unobstructed view of 80’ minimum per AASHTO and MUTCD standards. Trash Enclosure 1.Note the Recycling Coordinator’s Comments dated May 5, 2008, and incorporated here: a.The gates are required to open to the entire minimum inside dimension of the enclosure, 12’. b.Because they will open into the traveled path of the alley, the recycling coordinator requires a full 180-degree open swing for the gates. c.The ped access for the enclosure shall be moved eastwards. 2.Include the construction details for the enclosure from the architectural site plan Sheet A1.1 into the civil set. Otherwise, install silt fence along the west margin of the property and reference the silt fence detail on Sheet C3.1. Sheet C3.1, Erosion Control Details 1.The standard detail referencing the catch basin filter sock is obsolete; please include the correct representation of E1.3 found at: http://www.ci.edmonds.wa.us/eng_toc_std_details/PDF_STD_DETAILS/E1.3_Temp-sedi-trap-for- cbs.pdf 2.Include in Pump Pit Detail 4/C3.1 a method or a note to the effect that the pump shall float, so as to draw water from the top of the pit, rather than the bottom. Sheet C4.0, Grading Plan 1.Please regrade first 20’ from alley to no more than 6%. 2.The earthwork quantities calculated by Michael Gomez, PE, at 4,993 cy, exceed the architect’s estimate by 1,693 cy. Planning has been notified that the SEPA quantities will have to be adjusted upwards. Sheet C5.0, Utility Plan 1.The Stormwater engineer has provisionally approved the detention capacity. Per his direction, add this note to the sheet: “The approval of the drainage plan for this site is contingent the construction of the green roof. If a different roof system is constructed, then the detention design shown on these drawings is not adequate to meet City of Edmonds standards.” 2. The specifications / details for the Hydromatic pumps do not appear in the plan set as indicated. Please include. 3.A valve cluster is required to be installed on the water main where the fire and domestic lines are tied in. Please revise accordingly and include references to E7.18 and E7.20 on Details sheet. 4.Label the DCDVA as a DCDA and include references to E7.8 and E7.8.1 on Details sheet. Please include reference to E7.10 and E7.11 on the Details sheet. 6.Please include sanitary sewer cleanouts within 3’ from where the SS exits each building, and within three feet of where Bldgs B and C tie into the side sewer from Bldg A. The inline COs on the Bldg A are not required. The CO lids shall be traffic-rated. 7.Include a cleanout on the right-of-way side of the sewer stub. The cleanout shall have a cast iron cover locked with 1/2” hex bolts, and include reference to E6.2 on Sheet C5.2.
