Also, the Trench Section detail on sheet P3 indicates the bottom of the trench is proposed to be 2 feet 4 inches below grade, but it is not clear based on this information alone whether the infiltrated water from the proposed trench will impact the property to the west. Please provide adequate topography and show the flow paths for both the overflow and the infiltrated water from the trench towards the west in relation to the adjacent property. The overflow water must not flow onto the neighboring property and pool or otherwise impact the property. You must show that the infiltrated water passes under the foundation of the neighbor to the west or otherwise does not impact the property. Adjust the drainage system as as necessary. The next submittal must clearly show that overflow and infiltrated water from the system will not impact the adjacent property to the west. There is also the option of discharging the detention tank to a new catch basin in the right-of-way and then connecting to the City storm system further west on Alder St. Also, the Trench Section detail on Sheet P3 shows a 2 foot-wide trench. The profile on Sheet P3 as well as the plan view on sheet P2 calls out a 2.5'x6' & 3' trench. It appears from sheet P2 that an L-shaped trench that is 6 feet long (2.5 feet wide) along the west property boundary and an additional 3 feet long (2.5 feet wide) along the southern site boundary is proposed. Please, revise the trench detail on sheet P3 to reflect a 2.5 foot wide trench bottom and a detail showing how the perforated pipe is going to be connected at a 90 degree angle within the L-shaped trench. 11/06/08 Previous Comment – Comment was partially addressed. Please provide a detail for the spreader trench (detail 3/P3 was referenced but not provided). Ensure that the discharge from the trench does not impact the adjacent property to the west.
