BLD20060792.doc City of Edmonds Plan Review Corrections Plan Check #: Date: BLD20060792 August 4, 2006 th Project Name/Address: RH Hoover Inc. / 17122 – 69 Place W. Contact Person/Address: Cathy Patterson, RH Hoover Inc. / Fax: (425) 745-1466; e-mail: cathy@hooverpremierhomes.com Reviewer Department : Meg Gruwell: Planning I have reviewed the above building permit application for the Planning Division. Before I can sign off on it I need the following: 1.Steps: As requested in the Building Division’s corrections, please show all exterior steps on the site plan. Note that steps over 30 inches above ground level must meet setbacks. Steps less than 30 inches may project into a required setback not more than one-third of the required setback, or four feet, whichever is less. Ground level steps providing access to the sidewalk are allowed within the setbacks. 2.Accessory Dwelling Unit Statement: The basement has a wet bar with a sink and refrigerator. Just so there is no confusion in the future about whether two units have been approved with this permit, we will need to have a “Statement on Accessory Dwelling Units” (attached with mailed copy) signed and recorded. This notifies future owners of the process required to permit a second unit within the house. Depending on whether you want to record the form yourself, you may either: a.Record the signed and notarized form with Snohomish County and submit to the city a copy of the form with the recording sticker on it; OR b.Submit a copy of the signed and notarized form together with $47 in recording fees (for one page) and the city will record it for you. 3.Geotech Report and Vegetation: I note that on page 7 of the Cornerstone Geotechnical report at the bottom of the page they state that final slopes should be vegetated and covered with straw or jute netting. The vegetation should be maintained until it is established. Please demonstrate how you will meet that requirement. If you have any questions, please call me at (425) 771-0220, extension 1330. Please make all submittals to the Development Services Permit Coordinator, and provide two copies of any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may also be red-lined. Thank you. DATE FAXED__________ (Attach fax transmittal) PAGE _____ OF _____
