Before I can sign off on it I need the following: 1.Setbacks: The exact setback to the deck has not been shown, but when I scale it, I find it maintains a 20-foot setback, instead of the required 25-foot setback in the RS-8 zone. There is a provision in the code that states, “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided that they are no more than 30 inches above ground level at any point.” This would allow a deck and steps no higher than 30 inches to maintain only a 21-foot setback. Judging from the steps shown I think the deck may be less than 30 inches. Please address the following: a.Show steps to the deck on the site plan. b.State if the deck is less than 30 inches at all points. c.Show the exact setback to the deck and steps. d.The deck and steps must meet the required 21-foot setback (if under 30 inches, or 25-foot setback if over 30 inches high.)
