The E72 Handout for Storm Water Drainage includes prescriptive calculations for detention systems to accommodate runoff of 5000sf of impervious or less. a. The sizing Table I can only be used for the increments of impervious surface runoff listed. For example: If the impervious surface to be detained is 3500 or under, Table I can be used following the dimensions shown for 3500sf. If the impervious surface to be detained is over 3500 then must go to the next system sizing measurement which in this case would be 4000sf and system would be designed using the dimensions shown in that row of the table. b. The plans and drainage report indicate that the detention system will be sized for 3750sf. Please revise worksheet and plans to reflect accurate detention system sizing for square footage to be detained. c. The submitted drainage report states 3092sf will be detained, the plans state that 3750sf will be detained, the detention detail and worksheet are sized for 3500sf of detention and the response letter states that 3775sf will be detained. Please revise all to reflect a single specific square footage amount that will be detained. 2. The submitted plans note three roof drains (and footing drains?) that will be connecting to the spreader trench located at the northwest corner of the property. The remaining impervious surface appears to all be directed to the detention system. This includes the following existing and proposed impervious surface: a. Garage w/Addition 3074.09sf + eaves b. Garage Workshop 2900.39sf + eaves c. Driveway 1322.00sf d. Concrete Sidewalk 560.00sf This adds up to 7854.48sf+ eaves of impervious surface going through the detention system that is sized for 3750sf of runoff. Please use arrows along the footing, roof drains, and driveway/sidewalk drains to clearly show the direction of flow from each area of impervious surface. If detention is intended to be used for all of the 7854.48sf of impervious surface, please submit a new plans for a detention system sized for this amount of runoff. Please note that any detention system designed to detain runoff for over 5000sf of impervious surface must be designed and stamped by a licensed engineer. 3. Please add City of Edmonds Standard Detail E5.1.1 (Can be found in E72 Drainage Handout) for observation well for spreader trench to plans. Show location of observation well on plans. 4. Please add City of Edmonds Standard Detail E5.3 for Catch Basin Type II requirements. Reference this detail on the detention detail on plans.
