Our handouts can be found online at the City of Edmonds web site www.ci.edmonds.wa.us under City Government/Development Services/Engineering Division. General Comments: 1.Deck square footage is listed under impervious surface. It appears that part of the deck is covered please label this section on site plan as “covered deck”. The other portion of deck does not appear impervious. The concrete patio below it however is impervious. Please make changes to impervious surface calculations and note that patio is under deck. 2.Easement of 20ft noted on site plan. Drainage plan references a 1953 “road easement”. Please provide copy of easement agreement and on site plan please note type of easement. 3.Drainage plan shows neighboring driveway encroaches onto this property. Please provide a copy of access easement agreement. Show this driveway on site plan. 4.Please recalculate grading amount. Total cut amount appears to be greater than 191cyds. Please provide bottom of footing elevations of both existing SFR and proposed. Will site contours be revised? Show existing and proposed contours. 5.Note material of proposed driveway on site plan (concrete, asphalt, etc). 6.Call out exiting road material. 7.Driveway cross slope shall be no greater than 2% (waiverable up to 4% with approval from the City Engineer). Note cross slope on site plan. 8.It is noted on Grading plan “Existing drive is paved and downslope from road” while Site Plan w/Dimensions plan notes “level” at point where driveway meets road. Are you replacing the entire driveway or using the existing driveway? Is it level or sloping? Also driveway slopes are not consistant DATE MAILED/FAXED 7/3/2017 PAGE ____ OF ___ 13 between the two plans. Please show proposed driveway slopes on all plans with consistant information. Also surface flow arrows are not consistant with contours. Please revise. 9.Driveway entrance (width at property line) shall not exceed 24 feet per Edmonds Community Development Code (ECDC) Chapter 18.80.060 Section C.1. This section also states that the approach shall be constructed of asphalt from edge of street a distance of 20ft or to the property line whichever is greater. At a minimum access must be constructed of asphalt between road (Vista) and property line. Show where right of way meets private property, since Vista Pl is a private drive then this would mean from Olympic. Utilities: A separate plan showing utilities (drainage, sewer, water) may help keep site plan cleaner and easier to read. 10.Please revise plan to show access road (Vista Pl) to Olympic Ave and utilities in road (ie. fire hydrant, telephone pole, catch basin etc.). 11.Show nearest catch basin on Olympic Ave on plan. 12.Show all utilities on site plan from property line to house (ie water line from meter to connection at house, side sewer from property line to connection at house, gas from property line to house, power, cable). 13.Please show location of proposed infiltration system on plan. 14.Show tightline on site plan and where it connects to the proposed infiltration system. 15.Show all utility easements on property or across adjacent properties in benefit of the subject property. I have attached a copy of the City’s easement map for guidance. Please confirm location of easements and show on plan. Show where utilities connect to property from easements. 16.In Robert M. Pride’s geotech report it was recommended to add a retaining wall at the rear of the house. If this is intended, please indicate location on plan with top and toe elevations every 2 ft of change. Also submit details of wall to be constructed and wall drainage. 17.Show footing drain on plan and where it will connect to storm system. 18.Nearest storm catch basin is on Olympic Ave. Please show on plan. 19.If intention is to use existing side sewer lateral (from main to edge of easement) then it will need to be TV’d by Public Works to determine if in good working condition. Call sewer division at Public Works to schedule, 425-771-0235. If lateral is not reusable then it will be the property owner’s responsibility to replace. 20.If intend to use any portion of the existing side sewer (from edge of easement to house) then it is the owner’s responsibility to TV line and submit results to Public Works to determine if in good condition for reuse. If it is not reusable then it will be the owner’s responsibility to replace. 21.Show 6” side sewer clean out with 12” cast iron locking lamphole cover at edge of easement. With proximity of access road to property this may not be possible. Engineering Inspector shall assess during construction and determine whether it is necessary to move the meter or if current location suffices. 23.Erosion Control: (This could be shown on utilities plan also) a)Erosion Control: All recommendations for erosion control made in the NGA report shall be followed. b)Silt fence is shown on grading plan, please add silt fence to site plan and add detail to plans, must conform to City of Edmonds standard detail E1.1. c)Note on site plan that catch basin erosion and sedimentary control socks will be installed. Add catch basin protection detail to plans, must conform to City of Edmonds standard detail E1.3. d)Vegetation must be replaced as soon as possible. Storm Drainage System: Infiltration system is currently being reviewed by Jerry Shuster, Stormwater Engineer. Any comments will follow these plan comments.
