Driveway entrance must be aminimurnl2ft in width from right of way to property line. bite plan is showing I Oft width. 2. Show all curb/gutter and walkways that exist within the right-of-way adjacent to the property. 1 Please show that the concrete driveway will extend only to property line on 215'x' PL W. Concrete driveway can extend to back of walkway on 96"' Ave W. Those portions of the driveway between the concrete and existing paved road shall be asphalt. 4. The existing driveway approach on 96"' Ave W cannot be maintained in it's existing location due to the close proximity to 21501 PL W intersection. a. Please revise plans to show the relocation of the existing driveway approach roach to be a minimurn 17' from the north edge of the driveway to the pavement edge of 215St SW. '"I", his will allow for a standard driveway approach to be constructed per Edmonds Standard Detail E2.26. b. In addition, curb and gutter will need to be constructed along 96"' Ave W per Edmonds Standard Detail E2.8 where modifications to driveway approach are made. c. Currently the SW corner curb ramp of 215"' and 96"' does not meet ADA standards. Curb ramp should be constructed to City Standard Detail E2,15, Either show construction of curb ramp with 5' spacing between top of ramp and driveway approach or indicate how you will transition from driveway approach to the intersection of 215`h and 96"' Ave W. d. Please note on plans that a fog line shall be painted to the north of the new driveway. 5. ["lease indicate on plans if the shed is to be removed or is to remain. City records indicate two city storm lines located within 96'x' Ave. Only one of these lines have been shown. Please revise plans to show both storm lines. 7. Several catch basins are shown on the plans with no point of connection to the storm system, please revise accordingly. 8. Please note one of the catch basins is labeled JB instead of CB, please revise. 9. The submitted site plan and grading plan show a storm line at the southeast corner of the house connecting to the storm line in the right-of-way. However this connection is not shown on the drainage plan. Please revise to be consistent with the drainage plan. 10. Please provide rim and invert elevations for all catch basins (including detention system catch basin and catch basin located within the right-of-way). 11. Please recalculate impervious surface area. A measurement taken from the submitted site plan shows the total impervious area greater than the amount provided (closer to 4000sgft). Based on these calculations the storm detention system will need to be designed for a nlininrum of 4000sgft. Please keep in mind that if the detention system is designed to collect 4000sgft of impervious surface water run-off, there will be no allowance to this system for future expansion. 12. Please show on plans how driveway and patio surface water will be directed to the detention system. a. It appears that a portion of the surface water run-off from the driveway is captured by a trench drain.; however, this does not collect all areas of the driveway. 13. Please show connection of the trench drain and any other collection drains that may be added, to the detention system. 14. Please show the tightline connection to the detention system. 15. Please show the footing drain connection to the outfall of the detention. This connection should be located on private property. 16. Please verify that 2' rnmimum coverage over the detention pipe under driveable surfaces can be maintained. 17. Please revise drainage plans to show Type II catch basins were the rim to invert is greater than 5. Utilities: 18. Add utilites as a title to one of the sheets. 19. Plans show conflicting information regarding side sewer location. Please revise to be consitent between all plans sheets. 20. Please show location of all city utilities located on 215°i PI SW. 21. Please note that all new utilities must go underground. 23. Plans indicate gas and water lines will cross detention system. Please provide a cross section showing a minimum 12" vertical separation as well as a minimum of 18" of cover over the water service line and 24" of cover over the gas line can be met. 24. Please note on plans if you are intending to use existing side sewer lateral, from main to property line, then it will need to be TV'd by Public Works to determine if in good working condition. Contact Public Works at 425-771-0235. if condition is not acceptable to reuse, owner/contractor shall be responsible to replace sewer lateral. 25. Please note on plans if you are intending to use any portion of the existing side sewer, property line to house. It is the owner's responsibility to TV line and submit results to Public Works to determine if in good condition for reuse. 26. Show 6" side sewer clean out with 12" cast iron locking lamphole cover (with 1/2" hexbolts) on right of way side of property line. Also show 4" clean out at house. Grading: 27. Show bottom of footing elevations on grading plan for new and existing home in order to verify grading calculations. Erosion Control: 28. Relocate silt fence to east peroperty line to allow for minimal disturbance during utility construction. 29. Please add filter fence to site plan and add detail to plans, trust conform to City of Edmonds standard detail E 1.1. 30. Note on site plan that catch basin erosion and sedimentary control socks will be installed. Add catch basin protection detail to plans, must conform to City of Edmonds standard detail E 1.3.
