However, the frontage along 96 Ave W where the driveway approach currently exists, will need to be constructed to city standards as stated in parts b, c, and d below. Please revise plans accordingly. th 7/24/09 Comment:The existing driveway approach on 96 Ave W cannot be maintained in it’s existing th location due to the close proximity to 215 PL W intersection. a.Please revise plans to show the relocation of the existing driveway approach to be a minimum th 17’ from the north edge of the driveway to the pavement edge of 215 St SW. This will allow for a standard driveway approach to be constructed per Edmonds Standard Detail E2.26. th b.In addition, curb and gutter will need to be constructed along 96 Ave W per Edmonds Standard Detail E2.8 where modifications to driveway approach are made. Either show construction of curb ramp with 5’ spacing between top of ramp and driveway approach or indicate how you will transition thth from driveway approach to the intersection of 215Where driveway will no and 96 Ave W. longer exist please show the continuation of asphalt sidewalk with transition to new curb ramp. d.Please note on plans that a fog line shall be painted to the north of the new driveway. However, please note on plans that if field changes arise and the rim to invert is adjusted to be greater than 5’ a Type II catch basin will be required. 7/24/09 Comment: Please revise drainage plans to show Type II catch basins were the rim to invert is greater than 5’. Utilities: 18.OK 19.OK 20.OK 21.OK 22.12/8/09 – Comment was partially addressed. Please show on the site plan if another property has th existing overhead service coming from the existing pole that services 21524 - 96 Ave W. a.If there are no other properties but your own that is being serviced from this pole, please note on site plans that the pole will be removed. However, it appears that the gas and water service line was relocated from the first plans submitted. Please show that a 3’ minimum separation can be maintained for the proposed gas and water service lines. 7/24/09 Comment: Plans indicate gas and water lines will cross detention system. Please provide a cross section showing a minimum 12” vertical separation as well as a minimum of 18” of cover over . the water service line and 24” of cover over the gas line can be met 24.OK 25.12/8/09 – Comment was partially addressed: Please add the note below if you intend to reuse the side sewer. 7/24/09 Comment: Please note on plans if you are intending to use any portion of the existing side sewer, property line to house. It is the owner’s responsibility to TV line and submit results to Public Works to determine if in good condition for reuse. 26.OK Grading: 27.OK Erosion Control: 28.OK 29.OK 30.OK New Comments: 31.Please show on site plan all existing utilities (water & gas). th 32.Due to the driveway approach now being off of 215 your address will need to be assigned a new address. Please contact the permit coordinator, Marie Harrison at 425-771-0220 ext 1389, to readdress your property. 33.For clarity, if possible eleminate exsiting ‘to be removed’ elements from the drainage plan (i.e. house, driveway, overhead power, etc.).
