General Comments: 1.Edmonds Community Development Code (ECDC) Section 18.30.060 states that “any new development or redevelopment with more than 2000 sf of new impervious surfacing shall be required to provide storm water quality control”. Ordinance #1924 further defines this as any impervious surface over 2000sf installed or built after July 6, 1977. Please provide existing and year when existing was built, and the impervious surface added with the current work. Impervious surface includes all structures measured from eves, asphalt, concrete, gravel and any other surfaces that prevent water from reaching the ground. The photograph on file with the tax assessor shows gardens covering most of your front yard, while currently there are new steps, planters that appear to be up off the ground a bit, a new driveway or parking space and starts of forms for sidewalks. All of these items must be included in your impervious surface calculations. Below is an example of how to present the calculations; Existing Impervious: Roof outline: xxxxx Year built: xxxx Driveway: xxxx xxxx Decks: xxxx xxxx Total: xxxxx Proposed(added) Impervious: Additional Roof outline: xxxx Porch: xxx Walkway: xxx Total: xxx Please consult City of Edmonds Storm Water Management handout #E72 for information regarding what counts as impervious surface (i.e. pavers, gravel..)
