Our handouts can be found online at the City of Edmonds web site www.ci.edmonds.wa.us under City Government/Development Services/Engineering Division. Erosion Control: 1.Note on site plan that catch basin erosion and sedimentary control socks will be installed in the catch basin in the right of way downstream of the property per Standard Detail E1.3. 2.Please add reference to city standard details shown on sheet C6. Site Plan: 3.Driveway entrance must be a minimum12ft and shall not exceed 24ft in width per City Standard Detail E2.26. a.Site plan is showing 47ft width. Please revise all civil drawings and the site plan. 4.Please show that the concrete driveway will extend only to property line. Those portions of the driveway between the concrete and existing paved road shall be asphalt. 5.Please label edge of pavement for Forest Dell Dr. 6.Please note if pool and patio are to remain or be removed. 7.Please note on site plan if rockery is existing or proposed. 8.Please provide top and bottom elevations of wood and concrete walls. For those portions of the retaining wall that support a surcharge the wall must be designed and stamped by a licensed engineer. Please revise accordingly. 10.The stream buffer setback shown on the site plan is inconsistent with what is shown on sheet C3. Please revise accordinly. 11.Remove note regarding silt fence and reference separate Erosion control plan. 12.Please show sewer easement (see attached) on the east side of the property. Utilities: 13.Revise the title of sheet C4 to state Storm Drainage and Utility plan. a.Please add and clearly label all proposed and existing utilities to sheet C4 (sewer, water, power, phone, cable, and gas). b.Please note that all new utilities must go underground. 14.Please show location of all city utilities located on Forest Dell Dr. 15.Please add a note to C4 to coordinate relocation of water meter to property line with the city Public Works department. Contact Public Works at 425-771-0235. 16.City records indicate that there is an existing sewer main on the east portion of the property. Show the main and sewer easement (see attached) on sheet C4. 17.Please note on plans if you are intending to use existing side sewer lateral, from main to property line, then it will need to be TV’d by Public Works to determine if in good working condition. Contact Public Works at 425-771-0235. If condition is not acceptable to reuse, owner/contractor shall be responsible to replace sewer lateral. 18.Please note on plans if you are intending to use any portion of the existing side sewer, property line to house. It is the owner’s responsibility to TV line and submit results to Public Works to determine if in good condition for reuse. 19.Show 6” side sewer clean out with 12” cast iron locking lamphole cover (with ½” hexbolts) on right of way side of property line. Also show driveway rated 4” clean out at house. 20.Please note on plans how pool is to be drained. Direct connection to sanitary sewer is not allowed. A separate side sewer clean out can be installed on the exterior of the home to allow pool to be drained via pump. If different method is proposed please provide additional information. 21.Please clarify location of pool deck and state what the pool deck material is. 22.Indicate how surface water drains off pool deck. 23.Clarify note on plans referring to regrading near the pool. a.Show areas to be regraded. b.Clarify what arrows are indicating. Is this pipe, swale, etc. 24.Please provide a cross section detail showing utlity separation between water, sewer, storm, and gas crossings. When rim to invert exceeds 5’ a Type II manhole must be installed. 26.Please note all rim and invert elevations at all catch basins and manholes. 27.Indicate surface water runoff flows on the driveway. Runoff must be collected and drained to the detention system. 28.On Sheet C5 the control structure detail, please note shear gate handle shall secure to ladder step when in the closed position. Also note later steps shall be polypropylene. Grading: 29.Show bottom of footing elevations on site plan for new and existing home in order to verify grading calculations. Drainage/Detention Review comments from Storm Water Engineer, Jerry Shuster: 30.The outfall for the detention system is in the stream buffer and likely within the ordinary high water mark of the stream. This current arrangement would necessitate a permit from the state Dept. of Fish & Wildlife (Hydraulic Project Approval or HPA). Rather than a direct outfall into the creek the applicant should consider a dispersion or infiltration trench outside of the buffer connected to the detention system outfall. Please refer to the attached document titled ‘Stormwater Management Review Checklist’ for review comments from Jerry Shuster. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
