All Handouts and Standard Details referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us by clicking City Government / City Department / Public Works / Engineering Division: Short Plat Requirements: 1. Sidewalk and Curb/Gutter: As stated in the Engineering Requirement of the subdivision S-99-238 recording number #200101295001, 5’ sidewalk and curb/gutter shall be installed as a condition of subdivision th along the frontage of 7822 and 7824 240 St SW. Please show required improvements on site plan and add City of Edmonds Standard Details E2.26, E2.28 and E2.13. Site Plan: 1.All property lines must be shown on reduced size site plan. 2.Call out bottom of footing elevation for house on plans so grading quantity can be verified. 3.Note totals cut and fill grading amounts on site plan. 4.Please provide two full size copies of site plan. Please consider removing all utility information from site plan for clarity. Just a label of “water line”, “sewer” is fine for the site plan. All the details can be put on the Utility/Grading/TESC plan. 5.Impervious surface calculations should remain on all plans. 6.For clarity it may be helpful to move all information that is not calling out size, material, structure etc. to a “notes” section. For example, Fire Hydrant, Utility pole information can be located in a notes section. This information is not required to be on the reduced size site plan. 7.Site plan calls out distance of 30ft from property line to center of road. Original plat maps appear to show a 40ft right of way. Please revise all plans to show full extent of right of way with dimensions. Clearly identify edge of pavement. DATE FAXED/E-MAILED 7/3/2017 PAGE ___ OF __ 13 Erosion Control: 1. A temporary construction entrance is required per City Standard detail E1.2. If the existing driveway surface is to remain, the construction entrance may not be required; onsite parking for Lot 1 outside of the driveway surface must be provided during construction. Please revise plans as required. 2. Show CB protection, reference detail E1.3, sheet 3. Drainage: Drainage plans will not be reviewed by the Storm Engineer as submitted. Please review the following comments and resubmit revised plans. 1.Existing impervious surface to be removed cannot be subtracted from new impervious proposed. Revise total impervious surface calculations. 2.Total proposed impervious surface is greater than 5000sf therefore the detention worksheet in the #E72 handout cannot be used. The system must be designed and stamped by a licensed Engineer. Please review the handout for all requirements and revise detention system as required. 3. Please remove details E5.1 and E5.1.2 from sheet 3. These details cannot be used for impervious surface over 5000sf . 4. Additionally, the plans propose infiltration in an area that is not located close to Type A soils (acceptable soils for infiltration) as indicated on the SCS Soil Survey of Snohomish County Are Washington. Proposal will only be considered if percolation tests performed on the property indicate a minimum infiltration rate of 0.0333inches/minute. 5. If pursuing infiltration, a report and soils test by geotechnical engineer must be submitted. See attached information if infiltration is not pursued, please submit an alternate storm system design showing th connection to city catch basin in 240 St SW. 7. Please correct slope for pipe between CB #1 and CB #2 from .005 to .05. 8. All runoff from driveway/parking area at house shall be detained. Please add arrows in this area to indicate how driveway/parking area runoff will be diverted to detention system. 9. Show connection of tightline/roof drains to detention system. Utilities : 1.Show all utilities on plans (sewer, gas, power, water) from the connection in the right of way or easement to the point of connection to the residence. 2. Please call out measure of separation between utilities. 3. Easement area (10’ x 12’) is recorded on plat as “sanitary sewer easement for the benefit of lot 2”. If it is necessary for the water line to cross this area then an easement must be granted by the owner of Lot 1. As the sewer is no longer proposed in this area, existing easement should be revised. 4. Show 6” cleanout on right of way side of property line. Note requirement of 12” cast iron locking lamphole cover. 5. Show side sewer clean out at house. 6. Lot 1 property owner must obtain a separate permit for gas service connection. It cannot be included in a permit for this property. Please remove from plans. DATE FAXED/E-MAILED 7/3/2017 PAGE ___ OF __ 23 Grinder Pump : 1. Please review Handout #E62 for requirements for a single family residential sewage pump. “A pre-design report to justify the installation of a pump station must be submitted to the City Engineer prior to design.” Checklist and standard details are also provided in the handout.  Requirements include “The engineer of record must be registered in the State of Washington and have had prior experience in designing similar systems to the satisfaction of the City Engineer. Qualifications shall be included within the design report.”  Also, as stated in the 1/12/10 email conversation with Jeanie McConnell, as the E1 pump is not a standard approved pump, you will need to submit a detail for the pump calling out components consistent with City standard detail E6.7. Standard detail is included in Handout. 2.Please remove standard detail E6.4 on sheet 3and replace with detail E6.9. Reference detail on plans. 3.Need to show force line to gravity transition on private property. 4.Backflow device to be installed on gravity section of sewer pipe on private property. 5.Force line is shown crossing the storm drain, please provide details of crossing including elevations. 6.Note on plans “Location of force main will be identified by installation of 12 gage tracer wire wrapped and taped a minimum of every 10ft. 7.Fittings along force main, such as bends, will not be allowed. Please revise plans. 8.Call out distance between grinder pump and south side of house, and between force line and east side of house. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
