All Handouts and Standard Details referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us by clicking City Government / City Department / Public Works / Engineering Division: Site Plan: 1. Show location of detention system on site plan. 2. Please show all sheds and other structures on property. 3. Show location of utilities (gas, sewer, water etc.) on site plan from property line to house. 4. Hatch all proposed contruction including sidewalks and driveways to be added. 5. Add reference to Drainage plan on site plan. Drainage Plan: 1. Please add the full Impervious surface calculations to the civil drainage plan. 2. Submit completed drainage worksheet (see handout E72). 2. Move driveway runoff flow arrows and driveway proposed elevations to drainage plan. 3. Indicate the areas of impervious surface runoff being collected by the tightline connection on west side of addition; and same for tightline connection on northwest corner of existing residence. 4. How is the runoff handled for the existing impervious surface? 5. How will runoff from the sidewalk be handled? 6. Call out material on all pipe. Piping under paved area must meet minimum cover requirement of 2ft. N 12 or ductile can be used with a minimum of 1ft cover. Please note, for City of Edmonds purposes, "cover" consists of 6" bedding material over top of pipe and 1 ft 6" of backfill. Pavement is not included in "cover" measurement. 7. Submitted plans show the west invert of CB#2 with a 99.1 elevation and the east invert of CB#1 with a 100.6 elevation. Please adjust to attain a .05% - 1% downhill slope. Also 18” pipe with an invert of 100.6 will not make the required depth at CB#1. 8. Storm pipes appear to cross adjacent property prior to connection to existing catch basin in right of way. Please move all pipe to private property or submit an easement providing for use of adjacent property for utility crossing. DATE FAXED/E-MAILED 3/26/2010 PAGE ___ OF __ 12 9. Existing catch basin is a type 1. The maximum knockout size for a type 1 is 20”. It cannot accommodate a diagonal connection of an 8”, 6” and 2” pipe at the same elevation. The actual basin is very shallow, about 18” in depth. 10. Please replace detention detail #3 with City of Edmonds standard detail E4.2. 11. Show all utilities on plans (gas, power, water) from the connection in the right of way or easement to the point of connection to the residence. Grading/TESC plan: 1. Please add existing and proposed topo lines across property on the grading plan. 2. Note on grading plan states “Temporary De-watering pump hose to be routed to basement de-watering sump and pump” but plan shows de-watering hose being routed to a dispersion pipe. Please clarify de- watering method to be used. Grinder Pump : If pump is on the outside of the structure, the following comments apply: 1. Please review Handout #E62 for requirements for a single family residential sewage pump. “A pre-design report to justify the installation of a pump station must be submitted to the City Engineer prior to design.” Checklist and standard details are also provided in the handout. a.Requirements include “The engineer of record must be registered in the State of Washington and have had prior experience in designing similar systems to the satisfaction of the City Engineer. Qualifications shall be included within the design report.” b.Also, if you will be using a pump not listed as by the City of Edmonds as an acceptable manufacturer (see handout) a submission of a detail for the pump calling out components consistent with City standard detail E6.7 is required. 2.Plans show grinder pump force line connecting to the existing catch basin. Grinder pump lines must connect to sewer system. Please see comments below regarding pump. 3.Need to show force line to gravity transition on private property. 4.Backflow device (Standard Detail E6.9) to be installed on gravity section of sewer pipe on private property. 5.Note on plans “Location of force main will be identified by installation of 12 gage tracer wire wrapped and taped a minimum of every 10ft.” 6.Call out distance between grinder pump and sides of house, and between force line and east side of house. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
