Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Linda Thornquist. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. 1.Please provide a separate drainage/utility plan on a 24” x 36” plan sheet. Utility lines can be removed from the site plan. Impervious surface calculations will need to be provided on both the site plan and the drainage/utility plan. 2.Add a note to the drainage/utility plan that states Olympic View Water & District is the utility purveyor for the subject parcel. 3.Add a general notes section to the plans. Please include notes applicable to this project using language similar to that found in the attached document. 4.Show proposed location for gas, power, phone, cable. All utilities shall be placed underground. 5.Please provide the following regarding infrastructure that was installed at the short plat phase. In lieu of showing these utilities and adding notes to the site plan, you could provide three copies of the civil plan sheet(s) that contain this information. If you choose to provide the additional information on the drainage/utility plan, please clearly note elements as “existing - installed with short plat”. a.Show detention system in its entirety and provide RIM and invert elevations at each structure. b.Show connection from detention system to City storm system. c.Show location of sanitary side sewer from City sewer main to property line (utility stub). d.Show location of all sewer cleanouts and provide invert elevations at each. e.Show limits of impervious surfaces installed with the short plat (driveway, etc.) 6.Show location of side sewer from stub to proposed single family residence. Provide an invert elevation at the cleanout that is to be provided within 2-feet of the residence. bld20100403-Carefree Homes-E1 Page 1 of 5 7.Show location of proposed water service line from meter to house and/or call out that portion installed with the plat as “existing” and then show the location of the section of pipe to be installed under this permit. 8.The note for impervious surface calculations states “per plat drawings”. Please revise to indicate the square footage of impervious area installed with the short plat improvements and the square footage of impervious area proposed under the subject building permit. Calculations shall include roof overhang, patios, walkways, and driveways. 9.Please provide confirmation that the existing detention system is designed to handle the surface water runoff from the “existing installed with plat” and “proposed” impervious surface areas. Note capacity of detention system on the drainage plan. 10.Plans indicate connection of footing drains to the detention system. Footing drains shall not be connected to the storm detention system, unless the detention system design specifically calls out for this connection. Please revise plans accordingly. 11.Show direction of flow for storm runoff on driveway. Will the driveway be sloped to drain to CB#1 shown in the middle of the access drive? 12.Please note on the plans whether the proposed deck is to be wood slotted or impervious surface. 13.Provide bottom of footing elevations for each step, if any, in the foundation so grading calculations can be verified. 14.Rockeries/retaining walls: a.Plans callout new 18”, 24” and 36” rockeries per plat drawings. Please clarify this note. Were rockeries installed with the plat or is the construction to occur with the single family residence under per a design shown on the plat drawings? If design is per plat drawings, please include with plan set. b.Please clarify whether the structures are rockeries or retaining walls and label as such on the plans. c.Provide top and bottom of rockery/wall elevations. d.Confirm that no rockeries will support a surcharge. e.A 2-foot shy distance shall be provided from the face of rockery to the driveable surface. f.Show footing drain lines, if proposed, and point of discharge to drywell or other location. 15.Will a stabilized construction entrance be installed as shown on the site plan? If the existing asphalt area is to be maintained please show as such on the plans. A construction entrance may be appropriate at the east end of the access drive.
