During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: Setbacks 1.: The subject property is zoned RS-6 (Single-family residential). Setbacks for RS-6 zoned property is outlined in ECDC 16.20.030 and are as follows: Zone Minimum Street Minimum Side Setback Minimum Rear SetbackSetback RS-6 20 feet 5 feet 15 feet The site plan indicates new stairs are proposed along with the deck replacement on the north side of the residence and are located approximately 2 feet from the northern property boundary. Pursuant to ECDC 16.20.040.C, stairs may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point. The proposed stairs can only extend 1.7 feet into the setback, meaning the stairs can be no closer than 3.3 feet to the northern property boundary. Please revise the plans so that the proposed stairs are consistent with the zoning setbacks for the RS-6 zone.
