Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Theresa Umbaugh. City of Edmonds handouts, standard details and development code can be referenced on the City website. GENERAL 1.A traffic impact analysis was submitted for the subject development, however it is not consistent with the current impact fee rates. Please revise accordingly using updated TIA analysis worksheet found on the City website. 2.A separate ROW construction permit will also be required for work proposed within the City right-of-way. This includes curb, gutter & sidewalk replacement and closure of sidewalk during installation of store front improvements, as required. D Please find attached a ROW permit application for the project contractor to sign. D Please submit a traffic control plan showing appropriate signage, cones, etc. for sidewalk & parking closure. D If sidewalk closure is to extend beyond 72hrs disruption fees will apply. 3.Show staging of equipment and materials on site. A4.00 – CIVIL PLAN 1.The existing curb cut along the property frontage shall be removed and replaced with standard curb and gutter per City standards. Callout limits of replacement and reference City standard details found on sheet A4.02. 2.A 2-foot asphalt sawcut (for removal and replacement of ACP) is required adjacent to the curb/gutter replacement. Please show on plans. 3.Clearly identify limits of curb cut at “alley” that is to remain. 4.A new curb ramp shall be installed on the east side of the “alley”. bld20100844-Upper Dayton-E1 Page 1 of 2 5.Curb shall be painted yellow in areas of “no parking”. Indicate as such on the plans. 6.Existing tree grates that fall within the limits of sidewalk replacement shall be removed and replaced. 7.Tree grate elevations will also need to be revised to match new sidewalk grades. 8.Plans indicate the new concrete along the store frontage is to be sloped to meet the existing slope of the sidewalk. As the existing sidewalk will raise in elevation, confirm the slopes along the store frontage and the sidewalk will meet standards. The public sidewalk shall not have more than a 2% cross slope. 9.Please indicate whether storefront planters will be irrigated and if any drain lines will be installed. If yes, show point of connection to existing systems within the building or additional improvements required within the City right-of-way.
