I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Lot Coverage: Please provide the footprint area, in square feet, for each part of the house: garage, decks, stairs, and the house. Lot coverage is calculated for all “buildings” or “structures” and their footprint cannot exceed 35% of the total lot area for all single family zones. Please update the site plan with the lot coverage figures. ECDC 21.15.110 Coverage. Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. 2.Height Calculations: a.The height rectangle needs to be adjusted. Point “B” needs to line up with the east garage wall. Please revise the rectangle on the site plan and update the numbers accordingly. b.Why did the points change? They went from 101, 100, 101, 102 to… 86? Please review the definition of height, below, and revise the site plan and elevations as necessary to comply with the definitions in the code. ECDC 21.40.030 Height. A.Height means the average vertical distance from the average level of the undisturbed soil of the site covered by a structure to the highest point of the structure. (See subsection (D) of this section for exceptions to this rule.) B.“Average level” shall be determined by averaging elevations of the downward projections of the four corners of the smallest rectangle which will enclose all of the building, excluding a maximum of 30 inches of eaves. If a corner falls off the site, its elevation shall be the average elevation of the two points projected downward where the two sides of the rectangle cross the property line. (See subsection (D)(1) of this section for exceptions to this rule.) c.The “Actual” elevation (as measured to the top of the ridge) is different on the elevations and on the site plan.
