During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: Setbacks 1.: The subject property is zoned RS-12 (Single Family Residential). The setbacks for RS-12 are: Zone Minimum Street Minimum Side Minimum Rear Setback SetbackSetback RS-12 25 feet 10 feet 25 feet The subject property is a corner lot so it has street setbacks from Braemar Drive (eastern and southern property lines) and side setbacks from the northern and western property lines. The site plan indicates that the southwest corner of the existing deck is eight (8) feet from the western property line and thus nonconforming pursuant to ECDC 17.40.020. Pursuant to ECDC 17.40.020.E, any nonconforming structure that is moved for any reason, it must then come into conformance with the required zoning setback. Since the deck is being replaced including new support posts, it must be reconstructed to meet the required zoning setbacks. Please revise the plans so the deck complies with the zoning setback requirements. Feel free to contact me if you have any questions.
