GENERAL 1. Please provide an itemized cost estimate, including units and unit prices, for both on-site and off-site (right-of-way) improvements, including traffic control. The City recommends use of the King County Site Improvement Bond Quantity Worksheet. A bond is required to be placed for all right-of-way improvements. The amount of the bond will o Be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be obtained from Marie Harrision, Permit Coordinator. SHEET L1 LANDSCAPING: Please make changes to plan consistent with Site Plan comments. SHEET A1.1 SITE PLAN 1. Please show 4 ft landscape strip and a 5 ft concrete sidewalk along property frontage. Landscape strip width can be reduced where necessary to accommodate sidewalk shifting to the south around existing utilities and WSDOT sign pole. Final Engineering Report, Columbia Bank-Edmonds Way, LSA Engineering July 2011 Civil Drawings Sheet C1 and details related to the stormwater system on other sheets. STORMWATER REPORT Since runoff from more than 10,0000 sf of impervious area is being routed to the infiltration · system, a presettling basin or basic treatment BMP is required per Volume V Figure 2.1 and Volume 5, Section 6.3 of the 2005 Ecology Manual. Any of the pretreatment technologies approved by Ecology can substitute for a “presettling basin” as long it is designed for the flows to the infiltration system. See http://www.ecy.wa.gov/programs/wq/stormwater/newtech/Pretreatment.html The WWHM3 modeling does not match the infiltration trench detail in sheet C3 in the following · ways: The three layers in the model do not correspond to what is shown in the infiltration o trench detail in sheet C3. Based on the detail, Layer 1 should be 3.67 feet, porosity 0.3 and Layer 2 should be 1.5 ft', with the porosity of amended soils (not provided). Bottom of trench is modeled at elevation 326.0. The bottom of the trench should be the o bottom of the amended soil which is at elevation 325.5. The overflow riser height should be 5 feet not 3.67 feet. It is measured from the top of o the overflow riser in MH CB#1 (330.5) minus the bottom of the trench (325.5). The “effective total depth” is always s 0.5 ft above the riser so it should be 5.5 feet. o DATE FAXED/E-MAILED 9/9/2011 PAGE ___ OF __ 24 Part of the eastern parking area encroaches on the storm drainage for other lots in the plat. · Ensure that the parting area does not interfere with any storm infrastructure planned for that easement area.
