During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.ci.edmonds.wa.us by clicking City Government / City
Department / Public Works / Engineering Division:
1. Removal of a structure and replacement in the same location does not fall under the category of “exempt
replaced” unless the foundation or slab was not removed at the time of replacement. The total
impervious surface created after 1977 then totals 2650 sf. Edmonds Community Development Code
Chapter 18.30.060 states “Any new development or redevelopment with more than 2,000 square feet of
new impervious surfacing shall be required to provide storm water quality control. Compliance will be
demonstrated by implementing an approved storm water site plan.” Please review Handouts E72 A and
E72 B for storm water system options.
2.The plan shows filter fabric or straw bales located to the north of the residence. Will there be work in
that area?
3.Please add note to site plan “Additional erosion control measures to be installed as needed”.
4.Add note “All disturbed soils shall be compost amended per City of Edmonds Handout E72 C”.
5.Call out 4” side sewer clean out approximately 2ft outside of proposed addition exterior wall.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
