During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: th Setbacks 1.: The property at 23811 77 Place west is zone RS-8. Pursuant to Edmonds Community Development Code (ECDC) 16.20.030, the setbacks for RS-8 are: Zone Minimum Street Minimum Side Setback Minimum Rear SetbackSetback RS-8 25 feet 7.5 feet 15 feet The site plan submitted on March 19, 2012 shows the retaining wall located within the required setbacks. Retaining walls located within the setback can be no taller than three feet over original th grade. The March 19 site plan also crossed out 36” Height Maximum and wrote in 48”. The Geotechnical report submitted on March 12, 2012 also indicates portions of the retaining wall at greater than four feet in height. For the retaining wall to remain in its current location the retaining wall can be no taller than three feet in height over the original grade. Please submit revise plans that indicate the retaining wall will not be more than three feet over original grade. Please submit section and elevation views showing the retaining wall and original grade. Feel free to contact me if you have any questions.
