I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Deck Footprint: Please clarify that there is no proposed change to the footprint of the existing deck. 2.Critical Areas / Geotechnical Report: As you are aware, there is a steep slope on your property. Steep slopes are a type of critical area (geologically hazardous area). Projects proposed on or near steep slopes, such as this, require a geotechnical report to ensure that the critical areas (steep slope) are not adversely impacted. We have a title in our code “Title 23 – Natural Resources” and chapters 23.40 (Environmentally Critical Areas General Provisions) and chapter 23.80 (Geologically Hazardous Areas) of this title are applicable to your project. Your geotechnical engineer will need to review ECDC 23.80.070.A.2 and ECDC 23.80.040.A.3 and submit a report describing how the proposed deck replacement will meet these requirements of our critical areas ordinaice. 3.Earth Subsidence and Landslide Hazard Area (ESLHA): Please be aware that this property is located within the mapped ESLHA, which may trigger other building permit requirements. Your permit coordinator (425.771.0220) would be able to tell you if any additional requirements are applicable.
