During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. Our handouts can be found online at the City of
Edmonds web site www.ci.edmonds.wa.usunder City Government/Development
Services/Engineering Division.
1.Please note on the Site Plan what the proposed deck is constructed of and what is located beneath (i.e.
wood –slotted deck with landscape below).
2.Please note if the greenhouse is pre-1977 or post and revise the impervious surfacecalculations
accordingly.
3.The plans show that the new impervious surfaces will be connected to the on-site existing drain lines.
a.Please show wherethe all existing onsite drain lines connect to both on and off the property.
b.Please provide information that shows that connectingthe additional runoff to the existing
systemcan be handledby the existing system. The city cannotapprove connection to asystem
that may not be designed for additional surface water runoff without verificationthat it can
handle it, or,
c.As long as the amount of impervious surfaces constructed after 1977 is less than 2000 sq ft, the
citydoes not require a stormwater management to be installed. In this case,you may handle the
runoff in any method available as long as it does not negatively impact neighboring properties,
city right-of-way, or critical areas. Some options available to you are (downspouts, sheet flow to
landscape areas, install a drywell that is appropriately sized, etc).
4.Please add a note to the Site Planthat all disturbed soils will be compost amended.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.Please
