During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: Sign Area 1.: : The subject property is located with the Planned Business (BP) a.Maximum allowable sign area zone which is allowed a maximum sign area of 1 square feet of sign area per lineal foot of wall containing the main public entrance. The application indicated the building length was 96 feet. However, when I measure the building from the aerial the building length measures out at approximately 73 feet. The maximum allowable sign area for the site is 73 feet. b.Store Front Sign: Pursuant to ECDC 20.60.030, the maximum area for individual wall signs is 1 square foot per lineal foot of attached wall. The wall that the store front sign is proposed to be attached to is approximately 28 feet (as measured from the aerial photo), so the maximum size of a sing attached on this wall is 28 square feet. The proposed sign is 4 feet by 10 feet or 40 square feet which exceeds the maximum size allowed for wall signs. Please revise the sign application so the store front sign is no larger than 28 square feet. Planning, Building, and Engineering will begin review of the retaining wall and fence once a complete application has been made. Please submit a complete application for the retaining wall and fence by March 14, 2012. Feel free to contact me if you have any questions.
