Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a permit coordinator. City of Edmonds handouts,standard detailsand development codecan be referenced on the City website. GENERAL 1.Please provide an itemized engineers cost estimate, including units and unit prices,for both on- site and off-site (right-of-way) improvements, including traffic control.The City recommends use of the King County Site Improvement Bond Quantity Worksheet.Please utilize the King County Site Improvement Bond Quantity Worksheet to complete the estimate. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. STORMWATER REPORT The following comments are provided from Jerry Shuster, Stormwater Engineer. The design of the existing stormwater system that serves the Walgreens site was designed to include runoff from the site to the west that is now proposed as a Starbucks. The original design assumed a bank with drive-through lanes on the site of the proposed Starbucks.Please providethe following information for only the Starbucks site: ItemCurrently Proposed Change from Originally Proposed with StarbucksOriginally w/ BankProposed Total impervious 2 area(ft) Total pervious 2 Area(ft) Total pollution generating impervious 2 area(ft) This information can be used to assess whether the existing on-site stormwater system(infiltration system)installed with the Walgreens development is adequate.The approved drainage report and as-built plans for the system that was installed with the Walgreens development is available atthe City for your review. Once this evaluation is performed by the designer, it should be included in the drainage report for the Starbucks development and the stormwater design modified accordingly. Sheet C1.1 –COVER SHEET AND GENERAL NOTES 1.Under utility purveyors please note Stormwater –City of Edmonds and Fire –Fire District 1. 2.Update General Notes to reflect 2014 WSDOT standards Sheet C2.1–TEMPORARY EROSION CONTROL PLAN 1.Pleaserevise titleof plan sheetto include“Demo” 2.Replace detail E1.3 with the current versionof the detail found on theCity website. 3.The legend indicates “crushed surfacing”and on Sheet C3.1several areas use a hatch type typical for concrete, which isn’t shown in the legend. Please clarify where the crushed surfacing is to be used. Please revise legend to include “concrete surface”. Page 2of 3 Sheet C3.1–GRADING, DRAINAGE AND PAVING PLAN 1.Please revise title of plan sheet to include “Utilities”. 2.Clearly indicate utilities that are to be installed during this phase of the project. It appears as though a portion of the electrical system is in? Has the gas line been stubbed to theproperty? 3.Please show power, phone,cable, etc. to the building. 4.The asbuilt plan shows an existing gas stub on the west side of the building. It appears to line up with thevalve? that hasbeen indicated in theparking area. Service should be provided from this location instead of making another cut into Edmonds Way to bring serviceinto the east side of the building. 5.Please label or add info in the legend on sheet C1.1 that indicates what the various symbols are on the plan sheet. Some appear to valves or cleanoutsor junction boxes?? 6.One-way drive aisles shall be a minimum width of 12-feet. Please revise plans accordingly. 7.Update reference to Type B curb ramp to state detail 6 instead of 7. 8.Sheet C2.1 indicates demolition of only two of the curb ramps along the west side of the parcel, however, this plan sheet indicates replacement of all three. Please revise plan sheets asneeded. 9.Show pavement striping and add callout for RPM’s.Details for striping (including crosswalk) and RPM’sshould also be included in the civil plan set. 10.Please note open grate CB’s shall have vaned grates. 11.Please show any screening around the transformer that may be required through the design review process. 12.Add reference to which plan sheet the detail forthetrash enclosurecan be found. a.Show trash enclosure pad as a concrete surface. b.Drop pin sleeves shall be installed at both open and closed gate positions. 13.Clearly distinguishbetween sidewalk sections that are existing (installed withthe Walgreens project)and those that are proposed tobe installed with this project. 14.Sheet C4.1 indicates removal and replacement ofa fewsidewalk panels along the property frontage. Please indicate removal and replacementon this plan sheet.
