However the area of sidewalk needs to be calculated into the impervious surface calculations 2)Please clearly distinguish between the existing improved portion of the alley (gravel/paved area) and the proposed alley improvements. a.The area of the alley that is being improved for this development will need to be included in the impervious surface calculations. Please revise the impervious surface calculations accordingly. b.Please show how the surface water runoff from the new improved portions of the alley will be directed to the onsite stormwater management system. 3)Please note that if the impervious surfaces are greater than 5000sqft the stormwater management system will need to be designed by a licensed engineer and will not be able to be designed from the chart provided in Handout E72A. 4)Please clearly label the roof lines. Please revise the plans to show the alley with no greater than a 2% cross slope. 8)The maximum driveway width for a 3 car garage is 30’ (see Edmonds Standard Detail E2.26). Please revise the plans accordingly. 9)Please show the alley being paved 12’. 10)Please add a note that compaction reports showing 95% compaction has been achieved in the alley prior to paving is required. 11)Plans indicate that 232 cy of fill is required for the alley. a.Please provide a response as to why that much fill is needed. b.Please show on the plans how the elevation changes from the fill effects the adjacent properties. 12)A rockery detail is shown on the plans. However, if there is a surcharge on the rockery (by the driveway or structures), an engineered retaining wall is required. a.Please provide bottom and top of retaining wall/rockery elevations. b.Please provide engineering calculations if required. DRY UTILITIES 1)Please show the location of the dry utilities on the plans (i.e. power, cable, phone, gas, etc.) a.A minimum of 3’ separation is required between the dry utilitiesand sewer, water, and storm. Please show that the separation can be achieved. b.Please add a note on the plans that all utilities must go underground. SEWER 1)Please show the invert elevation of the sewer at the connection to the City Sewer Main line. WATER 1)It appears that a fire sprinkler system is required for this property. The existing water service line from the watermain to the meter is not the appropriate size and a new tap will be required. a.Please show the new linefrom the watermain to the house. b.Please show the water meter located at the property line. c.Please add a note that a 1” meter is to be installed. d.Please label the water service line as 1 ½” andnote the pipe materialwith tracer wire. STORM 1)Impervious surfaces: a)In the ‘Drainage Design Parameters Narrative’it states that the total regulated impervious areais 3,000 s.f (page 2). On page 4 of the report the regulated impervious area is stated as 3,750 s.f. b)On the ‘Road & Drainage Plan’ (sheet 1 of 3) it is stated that the regulated impervious area is 3,917.35. c)On the ‘Profiles, Notes, and Details’ (sheet 3 of 3)it is shown that the total impervious area is 3,750 s.f. a.Please revise all documents/pagesto be consistent. b.Please revise the sizing of the detention system accordingly. The plan provided shows 9” minimum. a)Please revise the detail shown on the plans. b)Please revise the invert elevations accordingly. 6)Please revise the note onthe plansto “If the depth from top of thecatch basinsto invert exceeds5’ a Type II catch basin is required”.The original comment implies that this requirement only applies to type 1L’s instead of also applying to Type 1’s. 7)Please show where the footing drains will discharge to. 8)The City does not require a concrete gutter to collect surface water runoff from the driveway. The water may also be collected by sloping the driveway such that the slope directs the runoff to a catch basin.If you choose to direct the runoff via sloping the driveway, please show directional flow arrows on the plans. TESC AND GRADING PLAN GENERAL 1) Please show the proposed grading contours. TESC 2)Please show the location of the construction entrance on the plans. The construction entrance shall be located on private property, not within the right of way. 3)Please show the location of the silt fence on the plans. The silt fence shall be located such that all digging is on the upslope of the silt fence. Pleaseensure that the location of thesilt fence is such that it captures the installation of the sewer and dry utilities. CONSTRUCTION SEQUENCE NOTES 1)Pleaseremove note 1. A pre-construction meeting is not required for a new single family residence. 2)Please remove note 6. There are no existing structuresand therefore the note does not apply.
