The plans indicate a 2’ separation; however, the 1) minimum requirement is 3’. Please revise the plans accordingly. 2/12/14 Comment: Please show the location of the dry utilities on the plans (i.e. power, cable, phone, gas, etc.) a.A minimum of 3’ separation is required between the dry utilitiesand sewer, water, and storm. Please show that the separation can be achieved. OK b. The existing water service line from the watermain to the meter is not the appropriate size and a new tap will be required. a.Please show the new linefrom the watermain to the house. b.Please show the water meter located at the property line. Although the surface water runoff from the sidewalk does not have to be collected and discharged to the onsite stormwater management system the onsite system must be designed for the square footage of the impervious surface area of the sidewalk. Please revise the impervioussurface calculations and detention system sizing accordingly. 2/12/14 Comment: Impervious surfaces: a)In the ‘Drainage Design Parameters Narrative’it states that the total regulated impervious areais 3,000 s.f (page 2). On page 4 of the report the regulated impervious area is stated as 3,750 s.f. b)On the ‘Road & Drainage Plan’ (sheet 1 of 3) it is stated that the regulated impervious area is 3,917.35. c)On the ‘Profiles, Notes, and Details’ (sheet 3 of 3)it is shown that the total impervious area is 3,750 s.f. a.Please revise all documents/pagesto be consistent. b.Please revise the sizing of the detention system accordingly. 2)OK 3)3/25/14–Comment was partially addressed. Please show all the invert elevations into the proposed catch basin. The east andsouth pipes should be at the same elevations. 2/12/14 Comment: The catchbasin that the subject parcel’sonsite stormwater management system is th proposing to discharge toaprivatecatch basinand flows towards 7Ave, not as depicted on the plans. The City cannot permit thesubject parcel to connect to that catch basin.
