Please revise the plans to show the existing curb/gutterand the new sidewalk. 2/12/14 Comment: Consistentwith EdmondsCommunity DevelopmentCode(ECDC)18.90, a sidewalk is requiredon Sprague St. Please show a 5’ sidewalk along the frontage of the subject parcelinstalled per Edmonds Standard Detail E213. a. Since the sidewalk slopes towards the street, the impervious surface runoff from the sidewalk does not have to discharge to the onsite stormwater management system. However the area of sidewalk needs to be calculated into the impervious surface calculations DATE E-MAILED6/3/2014PAGE (1) City of EdmondsBLD20131404 TH 121 5AVENUE NORTHEDMONDS, WA 98020 • (425) 771-0220 FAX (425) 771-0221 Website: www.edmondswa.gov PUBLIC WORK DEPARTMENT Planning • Building • Engineering Engineering Plan Review Comments 2)6/2/14 –Comment was not addressed. Per the detail (on page P4) the surface water runoff is sloped to one side. The plan view shows a CB in the middle of the alley, which appears to be the intended collection point for the water runoff. In either scenario, not all of the water is being collected and discharged to the onsite stormwater management system. Installing an asphalt raised edgeor another approved methodmay assist in directing the flows. a.Please revise the plan view and/or the detail to be consistent. b.Please show how all runoff will be collected (i.e. directional arrows). c.If the CB in the alley is to be used, please provide invert elvations so that slope and coverage over pipe can be verified. 3/25/14–Comment b. was not addressed. Please show how the runoff from the alley will be collected to the onsite stormwater management system. 2/12/14 Comment: Please clearly distinguish between the existing improved portion of the alley (gravel/paved area) and the proposed alley improvements. d. OK e. Please show how the surface water runoff from the new improved portions of the alley will be directed to the onsite stormwater management system. 3)OK 4)OK 5)OK 6)OK 7)OK 8)OK 9)OK 10)OK 11)OK 12)OK DATE E-MAILED6/3/2014PAGE (2) City of EdmondsBLD20131404 TH 121 5AVENUE NORTHEDMONDS, WA 98020 • (425) 771-0220 FAX (425) 771-0221 Website: www.edmondswa.gov PUBLIC WORK DEPARTMENT Planning • Building • Engineering Engineering Plan Review Comments New Comment –3/25/14 13)OK DRY UTILITIES OK 1) SEWER OK 1) OK 2) OK 3) OK 4) OK 5) OK 6) WATER 1)OK STORM 1)OK 2)OK 3)6/2/14 –Comment was not addressed. The invert elevation for the north pipe has not been provided. Also, there was a misprint in my previous comment (3/25/14). The comment should have stated that the east and west pipes should be at the same elevations. 3/25/14–Comment was partially addressed. Please show all the invert elevations into the proposed catch basin. The east and south pipes should be at the same elevations. The City cannot permit thesubject parcel to connect to that catch basin. The outfall line (west)from the private catch basin (PD8-19) isa City stormline. a)Please show the installation of a catch basin at connection to the City System. b)Please provide rim and invert elevations for all pipes connected to the new catch basin. 4)OK 5)OK 6)OK 7)6/2/14 –Comment was not addressed. 3/25/14–Unsure if the comment was addressed. Please clearly show where the footing drains outfall to. Footing drains cannot be tied into the onsite stormwater management system unless the system is designed for them. Please show the footing drains discharging to a separate system or the outfall line from the detention system. 2/12/14 Comment: Please show where the footing drains will discharge to. 8)OK TESC AND GRADING PLAN GENERAL 1)OK TESC 2)OK 3)OK CONSTRUCTION SEQUENCE NOTES 1)OK 2)OK DATE E-MAILED6/3/2014PAGE (4) City of EdmondsBLD20131404 TH 121 5AVENUE NORTHEDMONDS, WA 98020 • (425) 771-0220 FAX (425) 771-0221 Website: www.edmondswa.gov PUBLIC WORK DEPARTMENT Planning • Building • Engineering Engineering Plan Review Comments PROFILES, NOTES, AND DETAILS 1)OK 2)OK Please resubmit 3 copies of the revised plansand associated documents with a written response to each item to a Permit Coordinator.
