Shapiro Architects: tonys@adshapiro.com RE: Planning Division comments for file BLD20130147 » Wilson Alteration Greetings, Thank you for submitting a building permit application for an alteration at 403 Howell Way in the BD3 zone. I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Parking: Unfortunately, BD3 is the only BD-zone that still requires off street parking calculations to be met per ECDC 16.43.030.D. So, because you’re proposing to remove some existing stalls, I’ll need to see a breakdown of the existing tenants (uses) and their area (square feet of tenant space) along with the total number of stalls to remain on site in order to complete the calculation. Please refer to ECDC 17.50.020.B for commercial parking regulations (grocery stores require 1 stall per ever 300 square feet of tenant space, dry cleaners require 1/600, restaurants under 4000 square feet in area require 1/200, car repair requires 1/200, storage/warehouse requires 1/employee, and offices with no customers require 1/800). If the parking calculations don’t work out, let’s examine the joint use of parking chapter (ECDC 20.30) to see if we can get the numbers to work through that process.
