During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.edmondswa.govunder City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)The scale on the Civil plans provided is not accurate. Please revise the plans accordingly.
2)On the Site Plan a deck is shown on the plans. On the Civil Plans a patio is shown on the plans. It
appears that there is an existing deck above an existing patio.
a.Please revise the plans to be consistent showing and/or noting boththe deck and the patio.
b.Is thedeck, to be replaced?
c.Per the impervious surface calculations it appears that the patio will be replaced, please
note on the plans “existing patio to be replaced in exact location”.
d.If the patio is to be enlarged thoseareas will be considered new impervious and the
impervious surface calculations will need to be noted as such.
3)Please clearly label(maybe differ thehatching) the proposed driveway and the existing driveway.
4)If the existing driveway is to be replaced, please note that the existing driveway will be replaced in
the exact location. If the driveway is widened those areas will be considered new and the
impervious surface calculations will need to be revised accordingly.
5)Please fill out the stormwater worksheet providedin handout #E72and submit with plans.
6)Please show the year of construction forall impervious surfaces on the Site Plan.
7)Please note that special inspections will be required for erosion control throughout the project.

8)Please note thata special inspection will be required for all work conducted within the BNSF
right-of-way in accordance with the Pipeline License date 1/23/13and City of Edmonds
requirements.
9)Please note that if the storm line is 20% or greater the line will need to beanchored. Please show
the locations where the storm line will be anchored.
10)Please add a note that if the rim to invert exceeds 5’ a type II catch basin will be required on the
storm line.
11)Please show the limits of the City Sewer (8306230279-10’) and AccessEasement(8301200190 –
10’)and note the recording number on the plans (Site Plan and Civil Plans).
12)Show the location of the side sewer from the sewer main to the house.
13)Please show the location of the water service line from the house to the meter.
14)Pleaserevise the title of the Erosion Control Plan to including Grading.
15)Please provide grading calculationson the erosion control plan.
a.Please show bottom of footing elevations so that grading calculations can be verified.
