All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and Public Works| Engineering under Departments: 1. HWA geotech report states that infiltration is not feasible for this site. Using Sheet flow as a mitigation for runoff is considered an infiltration measure and therefore cannot be approved for this site. Please show a tradition non-infiltration stormwater measure to collect the run off from the proposed new section of driveway to the east of the garage and the apron area along the north side of the garage. An option would be to divert the proposed “sheet flow” areas to the detention system as it is designed with the capacity for runoff from 2500 sf of impervious surface. Replaced driveway area can remain sheet flow. 2. Invert and rim elevations are required for all connections to drainage structures (catch basins, cleanouts, tightline connections, etc), and side sewer clean outs. 3. Please provide an easement from City of Lynnwood for the proposed stormwater line crossing their property which includes construction and maintenance. 4. Add length and pipe size to detention detail cross section. 5. Add orifice size to the detail of control catch basin. 6. Call out size, length and material of all water, sewer and storm pipe. 7. Provide a 4”/6” clean out at garage, a clean out at the point where the sewer line changes direction from north to northwest, and a clean out where the new sewer connects to the existing sewer. Note pipe size of existing sewer. 8. The side sewer is required to pass under the water line with a distance of vertical separation of 18”. If this cannot be achieved, the water service line shall be sleeved with a 20 ft length of pvc centered at the point of crossing. Please note on plans. 9. Please provide grading calculations. Cut amount and fill amount. 10. Call out slab elevation on plans. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
