Thank you for submitting a building permit application for a at in the zone. I have
reviewed the above building permit application for the Planning Division and it was found that the following information,
corrections, or clarifications will need to be addressed before the Planning Division review can continue.
1. Site Plan:
a. Setbacks.
This property is located in the RS-8 zone and I need to verify that any proposed structures meet the
required setbacks. The deck (and all proposed work) must be located at least 25 from the north (street) property
line, at least 7.5 from the east and west (side) property lines, and at least 15 from the south (rear) property line.
Please dimension these measurements on the site plan. If the proposed new deck is closer than these requirements,
please know that the deck will need to be re-designed to meet code.
b. Existing / Proposed.
Please clearly indicate which elements of the site plan are existing and which are proposed.
For example, is the fence proposed?
c. Lot Coverage.
I need to determine that less than 35% of the property is covered by a building or structure (a
structure is anything over 3 in height, like the proposed deck). Please provide the footprint area of all buildings and
structures on the site plan. Please revise accordingly.
