I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Lot Coverage/ Lot Area: Please show a breakdown in lot coverage on the site plan and ensure that the total footprint does not exceed the required 35%. The breakdown shown includes impervious surfaces for our Engineering Division to review, which is different than lot coverage. ECDC 21.15.110 Coverage: Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. The County’s data indicates the two parcels are 0.35 acres in area (0.28 + 0.07) which is roughly 15,246 square feet. Please confirm the total lot area for the site. If you feel that you are already over the maximum 35% coverage for the site, then, as you’re trying to show in the breakdown, you just need to remain at the coverage that currently exists. I’m not sure how adding a newentry addition as well as a master bedroom addition will be a wash. So, please show the breakdown in footprint coverage (existing and proposed). Please be sure to include the existing detached garage building in these calculations. I’m including a sample plot plan handout so you can see how the existing and proposed footprints show their respective areas. : Please submit a written response to the above, along with any revised plans to your Permit CoordinatorLinda Thornquist.
