All Handouts and Standard Details referred to in these comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and Public Works| Engineering under Departments: Site Plan: 1. Please remove the existing information from this plan for clarity. This plan should only show the final construction. 2. The site plan needs to show the location of all the proposed utilities and stormwater system but does not need to include the details (length, size, etc.). I have attached an example. 3. Add note to plan: An assessment of the condition of the existing curbing and sidewalk will be determined on site by the engineering inspector. Curb or Sidewalk in poor condition or damaged by construction activities shall require replacement. 4. Label curb/gutter. 5. A covered patio and covered entry are called out on the plans but the roofline does not appear to cover those areas. Revise to roofline as it is will to be constructed over those areas. No need to show the surface of the covered areas on the site and drainage plans. 6. Rockeries are not permitted in the right of way. Please revise plans to show the rockery will be removed adjacent to the property line as well. 7. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5. Stormwater: Please provide a stormwater plan that is to scale. 8. 1.Infiltration System comments; a. The Lui & Associates report dated January 6, 2014 states that the infiltration “rate not to exceed 1.75 iph” be used to design the lid system. The system has been designed with a 2 iph rate which is in conflict with the report. Infiltration rates allowable using DATE FAXED/E-MAILED 7/2/2017 PAGE ___ OF __ 13 simplified sizing methods are .25, .50, or 2 iph rates (Handout E72 B page 9) The system must be designed using the more restrictive rate of .50 since the geotech has stated that the max is 1.75. Please revise sizing calculations. b. The report also states that trenches should be at least 4 ft wide. This is in conflict with the Edmonds Community Development Code 18.30 code and the Stormwater Supplement. See handout E72B page 6. Under the design criteria for Infiltration Trench the parameters state that trenches are to be sized 2 ft in width. Please have the geotech revise his report to reflect these requirements. c. When the size calculations were done the driveway was calculated separately which is fine but the driveway impervious amount was not subtracted from the 4020 total to size the other structure. According the the impervious surface calculations, the driveway and walkway area in the front of the house is 957 sf therefore that system must be designed using that total. That leaves a balance of 3063 sf to be the impervious total used to design the second system. Please revise sizing calculations. 9. Invert elevations of all clean outs and catch basins are required. Please label all structures and add rim and invert elevations. See E72 B page 13 infiltration trench detail or detail within the geotech report to see requirements for structures. 10. Please label all pipe with material, size and length. 11. Bottom of trench elevation for all trenches is also required to confirm sizing. 12. For the system in the front of the house, please call out distance from property line to trench and from house to trench. (must be a minimum of 5 ft from the property line and 10 ft from the house). 13. Utilities can not cross under, over or through the infiltration trenches. The water line is shown running through the front trench. (see utility comments-meter will need to be moved anyway so it can be located to remove this conflict). Utilities: Electricity/Gas/Cable: 14. Please note on plan that all utilities will be underground. Water: 15. Water meter shall be moved to just outside the property line. It can be moved to any location along the property line which may help locate the service line outside of the infiltration trench. 16. Please label size of water meter, existing or new. If fire sprinkling is required then you may need a 1” meter. 17. Please label water service line with material, size and length. 18. Show location of water main line on A Ave. Sewer: 19. Please show location of sewer in the alley. 20. Please show a 6” clean out at the property line and a 4” clean out at the house. 21. Call out size, length, and material of pipe. Label as existing or proposed. DATE FAXED/E-MAILED 7/2/2017 PAGE ___ OF __ 23 22. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope of 2% is achieved. 23. Please add the following notes to the plan; a. “If re-using existing side sewer (from property line to house): Property owner must have condition verified and provide a report to the Public Works Department.” b. “If re-using existing sewer lateral (from property line to City main): Condition must be verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771- 0236.” Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
