I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before the Planning Division review can continue. 1.Clarity: The text on page 2 of the plans is too small. Please revise the plans so that all text is legible. 2.Existing Signage: Please confirm whether or not thereis any existing wall (or other) signage for this site. Please be aware that, even if there is no existing signage, it appears that this business will be taking up most of the allowable sign area for the site. As a courtesy, you may want to consider alerting the owner or other businesses to the fact that they may not be permitted to install wall signage. 3.Sign Area: The site appears to be only 60’ wide. Please updatethe plans so that the building frontage is less than 60’ (currently, 65’ is shown).Per ECDC 20.60.025.A.1, “The maximum total permanent sign area for allowed or permitted uses in the BN, BC, BD and CW zones shall be one square foot of sign area for each lineal foot of wall containing the main public entrance to the primary building or structure located upon a separate legal lot.” 4.Matrix Conditions: ECDC 20.60.020.L and M containrequired conditions forproperties in thedowntown. Please revise the plans to show that the following two conditions can be met. a.Illumination. ECDC 20.60.020.M.2 states: “Internally illuminated signs in the downtown area and neighborhood commercial areas may only light the letters. The background of a sign face may not be illuminated.”Are you also planning on lighting the logo? Please explain. b.Height. ECDC 20.60.020.M.5 states: “Internally illuminated signs in the downtown area shall not be permitted to be higher than 14 feet in height.”The plans show this sign higher than the code allows. Please move the sign down the wall of the building so that the top of the sign is not higher than 14 feet. : Please submit a written response to the above, along with any revised plans to your Permit Coordinator Kristin Johns.
